The project includes a concrete slab -on -grade driveway on the south side of the building per <br />Site Plan 1/A000. The existing grades indicate that water may drain toward the garage <br />doorway. The slab should be sloped away from the building or drainage provided to prevent <br />water from draining into the building. See IRC Section R401.3. <br />4. Section 1/A303 specifies asphalt roof shingles. The note should specify an underlayment <br />complying with IRC Section R905.1.1 and Table R905.1.1(2). <br />Structural <br />General: <br />1. Section 1/A304 shows the wall studs extending to the underside of the pre -fabricated trusses, <br />which do not provide out -of -plane support for the walls. Studs are required to be continuous to <br />floor, ceiling, or roof diaphragms per IRC Section R602.3 unless designed by acceptable <br />engineering practice per Section R301.1.3. Note that the maximum roof height of <br />approximately 14 feet exceeds the story height of 11'-7" per Section R301.3(1) and the <br />allowable stud height of 10 feet for 2x4 framing per Table R602.3(5). <br />2. Section 1/A303 specifies the roof framing as pre-engineered roof trusses. See IRC Section <br />106.1.1. The following comments should be addressed: <br />a. The spacing of the trusses should be specified. <br />b. The construction drawings should specify the minimum required design loads for the <br />trusses, including but not limited to live, snow, and wind loading criteria. See IRC Section <br />R802.10.1. <br />c. The construction drawings should specify that the trusses include bracing per IRC Section <br />R802.10.3. <br />3. The minimum fastening requirements should be specified. See IRC Table R602.3(1). A <br />schedule should be provided including but not limited to: <br />a. Wall studs to top and bottom plates. <br />b. Top plate splices. <br />c. Built-up headers. <br />d. Header to supporting framing (e.g., king and jack studs). <br />e. Wall corners. <br />f. Roof sheathing. <br />g. Roof framing (i.e., 2x4 outriggers per Section 1/A304). <br />h. Roof trusses to wall framing. <br />i. Roof edge nailing. <br />j. Truss blocking at wall supports. <br />Foundation: <br />4.
