Kevin and Stacey Cole
6815 Colby Avenue
Plan Check Number: B2005-038, First Building Review
July 1, 2020
5. Section 1/A303 should specify a continuous #4 reinforcing bar at the top and bottom of the
foundation. The bars should be specified as minimum Fy=40ksi steel. The section should
specify a minimum cover of 3 inches. See IRC Sections R403.1.3.3, R403.1.3.5.1, and
R403.1.3.5.3.
6. Section 1/A303 should specify minimum 1/2-inch bolts with a minimum 7-inch embedment per
IRC Section R403.1.6. The bolt spacing should not exceed 6 feet, and provide at least two bolts
in each wall panel section located not more than 12 inches from the end of the sill plates. The
bolts should include 3-inch washers per Sections R403.1.6.1(1) and R602.11.1. Anchor
hardware should specify corrosion protection per Section R317.3.1.
Walls:
7. Section 1/A303 specifies use of pressure -treated sill plates for the walls. The following
comment should be addressed:
a. The section specifies a minimum clearance of 6 inches. However, the section and West
Elevation 2/A204 indicate the clearance may be less than 6 inches, placing the vertical wall
framing, sheathing, and siding less than the minimum clearance to exposed ground. Note
that the existing grade slopes towards the west side of the building per Site Plan 1/A000,
and foundation drains are not provided, which may result in the accumulation of sediment
and water. The minimum clearance should be provided or the wall construction should use
preservative -treated or naturally -durable wood. See IRC Section R317.1(5).
b. South Elevation 1/A204 and Section 1/A304 indicate that the wall framing will be level with
the driveway slab -on -grade. The vertical wall framing, sheathing, and siding are within the
minimum 2-inch clearance. The minimum clearance should be provided or the wall
construction should use preservative -treated or naturally -durable wood. See IRC Section
R317.1(5).
c. Cut ends of preservative -treated wood should be coated with a preservative treatment
complying with AWPA M4. The requirement should be stated in the construction drawings.
See IRC Section R317.1.1.
8. Section 1/A303 specifies a wall assembly that is presumed typical for the entire building. The
following comments should be addressed:
a. The design is presumed to comply with the continuous sheathing method of IRC Section
R602.10.7. The drawings should specify this as the typical construction, or the braced wall
lines on each side of the building should be designated. See IRC Sections R106.1.1,
R602.10.1, and R602.10.7.
b. The wall assembly should specify the required fasteners between the sheathing and
framing. See IRC Section R602.10.4 and Table R602.10.4.
c. The wall pier on Plan 1/A104 between the door and building corner on the west side should
be increased to a minimum of 24 inches per IRC Figure 602.10.7(Condition 4).
O3200 Cedar Street 425.257.8810 everetteps@everettwa.gov
Everett, WA 98201 425.257.8857 fax everettwa.gov/perm4s
EPage34
