The proposed action is a request to build a 24! x 35.5' (852sf) detached garage <br />and workshop with a proposed height of 18'within the rear twenty foot setback area. The subject <br />property is a 5,998 square foot single-family zoned lot developed with an existing 1,234 square foot <br />single-family residence. The proposed building materials of the accessory building include horizontal lap <br />siding and a 6:12 composition shingle roof. <br />Decision. The City of Everett Planning Director grants APPROVAL with CONDITIONS to construct an <br />accessory building up to the maximum height of twenty feet in the rear setback area. The following <br />conditions shall apply: <br />1. Any changes to the final design, height, square footage, siding, roof material, roof pitch, and/or <br />setbacks of the proposed accessory building requires prior Planning approval. <br />2. An Accessory Building Covenant acceptable to the City Attorney's office shall be recorded on the <br />title of the property prior to issuance of construction permits stating that the property owner <br />acknowledges the requirements of EMC 19,07.020, and stating that the use of any accessory <br />building is limited to accessory activities permitted by the zone in which the property is located, <br />and that the accessory building shall not be converted to living area or used for any purposes <br />which are not in full compliance with zoning and building code requirements. <br /># <br />Allan Giffen, Planning Director Date <br />Appeal Process: This administrative decision may be appealed to the Hearing Examiner no later than 14 <br />days from the day after the date of mailing of the decision.
