However,the submitted documents are not sufficient <br /> for us to perform a review at this time. Revised construction-level documents need to be submitted for <br /> review. Information is attached to provide guidance. Preliminary comments are provided below to assist in <br /> revising the drawings, but these are not intended to provide a comprehensive review. Depending on your <br /> experience with the model codes and preparing documents, we recommend consulting with a design <br /> professional to assist you. <br /> 1. The submitted sketch is not sufficient for a complete review to be performed at this <br /> time. Construction-level drawings should be submitted for review. The plans should clearly <br /> differentiate between the existing and new construction. See IBC Section 107.2.1. <br /> 2. Continuing with the previous comment, the plans should include a site plan clarifying the building <br /> location. The plan should include a Key Plan clarifying the location of the project area in the building; <br /> the key plan should state the floor of the building where the work is occurring. See IBC Sections <br /> 107.2.1 and 107.2.5. <br /> 3. The proposed project includes modification of a building that contains more than 4 residential <br /> units. The construction drawings shall bear the seal and signature of an architect who is registered and <br /> licensed in the state of Washington. See RCW Chapter 18.08.410 Item 5. <br /> 4. The project appears to include structural modifications to the building, including but not limited to <br /> altering bearing walls and adding or altering foundations. Structural drawings including framing plans, <br /> sections, details, and notes should be included. Sketches provided within the calculations package do <br /> not satisfy this requirement. See IBC Section 107.2.1 and 1603.1. The structural drawings should be <br /> sealed and signed by the EOR. <br /> 5. The project appears to include modifications to the ceiling,which should be a fire-rated <br /> system. Details complying with IBC Section 714.4.2 are required. <br /> 6. Continuing with the previous comment,the project includes the replacement of exhaust fans. Exhaust <br /> fans should include radiation dampers per IBC Section 717.6.2(2). <br /> Review of your project will be performed in the order received once the required documentation has been <br /> submitted.
