Edge protection shall be provided where required per IBC Section 1012.10. <br /> Response: Because the sloped walkways have been removed and replaced with curb <br /> cuts this comment no longer applies. <br /> ACCESSIBILITY: <br /> 10. The project involves Level 2 Alterations to the building per IEBC Chapter 8. Accessibility improvements per IEBC <br /> Section 705.2 shall be included in the project. It appears that some accessibility improvements have been made, <br /> such as adding accessible parking spaces per Sheet A1.00. Documentation substantiating that the requirements of <br /> Section 705.2 have been satisfied shall be submitted for review. Where Exception 1 is used,the documentation <br /> shall itemize the improvements and estimated cost of work associated with each item. See IEBC Section 806.1. <br /> Response: The estimated cost of work for our tenant improvement scope is$230,000. In addition our <br /> estimated value of work to upgrade the accessibility is$77,000.The work for the accessibility <br /> upgrades is as follows: raising a portion of the parking lot around the ADA parking spots, parking lot <br /> striping, ADA parking signage, (3)curb cuts, vertical grab bars, demolition and relocation of bathroom <br /> doors, relocating and replacing bathroom partitions,ADA pipe insulation at missing locations, all new <br /> ADA compliant door handles,ADA height casework, ADA compliant sink cabinet, and ADA <br /> dishwasher. For this project we will be using exception 1, and the estimated cost of the work for the <br /> accessibility upgrades exceeds 20%of the work for tenant's scope of work. <br /> 11. The existing restrooms on Sheet A2.01 do not appear to be fully accessible. Potential deficiencies include,but are <br /> not limited to,the bathroom doorways. See ICCA117.1-09 Figure 404.2.3.2(a)and(b). The restrooms shall be <br /> made accessible as required per IEBC Section 705.2. See IEBC Section 806.1. <br /> Response: The bathrooms have been modified to meet ADA requirements,these upgrades include <br /> new partitions so that ADA stall meets the 60"by 56"requirement, providing vertical grab bars, <br /> providing pipe insulation at exposed pipes under the sink, and the doors to provide adequate <br /> clearances. <br /> 12. The Site Plan on Sheet A1.00 shows new accessible parking spaces. Accessible parking spaces shall be provided <br /> with signage per IBC Section 1111.1 Item 1. The signs shall comply with ICCA117.1-09 Section 502.7,including <br /> additional requirements for van-accessible spaces. The van accessible spaces shall be specified on the plans. <br /> Details specifying the requirements for the signs shall be provided. Note that the requirements to provide signs are <br /> not exempt where painted accessible symbols are provided on the parking surface. See IBC Section 1101.2 and IEBC <br /> Section 705.2. <br /> Response: A note has been added to A1.00 to provide the proper signage for designated ADA <br /> parking spots and for designated ADA van parking.The van accessible parking space has been <br /> called out of the plans. Please see 27/A0.06 for parking signage requirements. <br /> 13. The Site Plan includes an existing accessible parking space on the west side of the building. The space does not <br /> include an access aisle. In addition,the ramp is located in-line with the parking space and therefore prevents <br /> access. The accessible space shall be reconfigured to provide an access aisle and route to the ramp. See IBC <br /> Section 1101.2, ICCA117.1-09 Section 502,and IEBC Section 705.2. <br /> Response: We have modified our drawing to show upgrades to the designated ADA parking spots at <br /> both the East and West sides of the building to include the proper access aisle and curb cut. <br /> MICELLANEOUS: <br /> 14. The project includes new interior partition walls per the plans and details on Sheet A9.01. Connection details <br /> between the top and bottom of the walls and the structure shall be provided in the drawings. Where the walls are <br /> not continuous to the structural floor system above,bracing shall be provided. Alternatively,short walls braced at <br /> each end by intersecting orthogonal walls may be supported by continuous top plates.
