•
Egress:
5. The common path of egress travel to the exterior exits exceeds 75 feet for Room 11 and the adjacent rooms, with
the longest paths occurring for Rooms 13 and 16. Two exits are required. The maximum exit access travel distance
for an unsprinklered 8-occupancy building is 200 feet. The second route for both Rooms 13 and 16 exceeds the
travel distance. Note that the route through the Reception Room 01 is not valid as a second path where the first
path travels through Door 11A. The egress paths shall be revised. See IBC Tables 1006.2.1 and 1017.2,and IEBC
Section 801.3.
Response: Our understanding of the code is that the common path of egress is the maximum
distance an occupant can travel before having two different exit path options, this is true for the exit
path from both Room 13 and Room 16.According to the 2015 International Code Commentary the
"common path of travel stops when the occupant has a choice of at least two exits, and overall travel
distance stops when an occupant gets to the closest exit"(see attached page). Our understanding of
the maximum travel distance is that it is only applied to the nearest exit. In our case both Room 13
and 16 are within 200'from their nearest exit. In the case of the travel path exiting to the south the
side lobby is a rated exit enclosure, so the travel distance stops the doors leading to it.The diagram
has been revised to more clearly show our interpretation of the code sections. We have also included
the relevant section from the 2015 ICC Code Commentary with highlighted excerpts to support our
methods attached to this letter.
6. The Occupancy and Exiting Diagram on Sheet A0.02 shall specify additional exit signs. Exit signs shall be provided
at the following locations:north and south ends of Room 11,Door 018,Main Lobby exterior doors,Corridor south
of the Main Lobby, hallway outside Interview Room 06, and the interior and exterior double doors at the south
Lobby. Where existing exit signs occur, these shall be indicated on the plans. Intermediate exit signs shall include
direction arrows where door signs are not readily visible. The lighting, including existing locations, shall specify a
minimum 90-minute uninterrupted supply power per IBC Section 1013.6.3. See IBC Section 1013.1 and IEBC Section
801.3.
Response: Exit signs have been added at the locations mentioned in your comment and a note
regarding exit sign illumination power supply has been added on sheet A6.01.
7. Means of egress illumination shall be provided per IBC Section 1008. The lighting shall specify a minimum 90-
minute uninterrupted supply power per IBC Section 1008.3.4. Where existing systems occur, they shall be indicated
on the plans. See IEBC Section 801.3.
Response: A note regarding egress illumination has been added on sheet A6.01.
8. The exterior landings for doorways serving an occupant load of 50 or more shall be provided with emergency
lighting. The lighting shall specify a minimum 90-minute uninterrupted supply power per IBC Section 1008.3.4. See
IBC Sections 1008.3.2 Item 5 and 1010.1.6. Where existing systems occur, they shall be indicated on the plans. See
IEBC Section 801.3.
Response: A note regarding emergency lighting at exterior landing for doorways has been added on
sheet A6.01.
9. The Site Plan on Sheet A1.00 appears to show modifications to the existing sidewalk on the north side of the
building. See IBC Sections 107.2.1 and 1102.1. The following comments shall be addressed:
a. The extent of the modifications is not clear and shall be clarified on the site plan. Details for the sidewalk
modifications should be provided.
Response: Please see A1.00 for revised drawings and notes describing the work. The
approach for accessibility for the parking lot has been modified to use curb cuts at each access aisle
instead of the sloped walkway.
b. The slopes and cross-slopes shall be specified in the drawings. See IBC Sections 1012.2 and 1012.3,and
ICC A117.1-09 Sections 405.2 and 405.3.
Response: Please detail 2/A1.00 describing the requirements for the curb cuts at each
access aisle.
c. The ramps shall specify a slip-resistant surface per IBC Section 1012.7.1.
Response: See detail 2/A1.00 for curb cuts detail and call outs.
d. Ramps with a rise exceeding 6 inches shall be provided with handrails per IBC Section 1012.8.
Response: Because the sloped walkways have been removed and replaced with curb
cuts this comment no longer applies.
Project#B1903-041 — 1010 SE Everett Mall Way
In
