The original comment stated that the Site Plan on Sheet A1.00 <br /> appears to show modifications to the existing sidewalk on the north side of the building. Detail 2/A1.00 has been <br /> added in response. See IBC Sections 107.2.1 and 1102.1. The following comments shall be addressed: <br /> a. No additional comment. <br /> b. The plan specifies 5-foot wings. The wing maximum cross-slopes shall be specified in the drawings. It <br /> appears that maximum slopes of 1:10 are intended. Note that the section specifies a minimum ramp run <br /> of 6 feet. Longer ramps will result in excessive wing slopes. See IBC Sections 1012.2 and 1012.3,and ICC <br /> A117.1-09 Sections 405.2 and 405.3. <br /> Response: Please see detail 2/A1.00, a note has been added to limit the slope and <br /> cross slope of the wings. <br /> c. The ramps shall specify a slip-resistant surface per IBC Section 1012.7.1. The plan specifies a broom finish. <br /> Verify this provides the required slip-resistance;specify the finish to be performed perpendicular to the <br /> ramp slope. <br /> Response: Please see revised note on detail 2/A1.00 calling out the broom finish <br /> direction and referencing the slip-resistance requirements of IBC section 1012.7.1. <br /> d. Ramps with a rise exceeding 6 inches shall be provided with handrails per IBC Section 1012.8. The plan <br /> specifies a minimum run of 6 feet and slope of 1:12. Longer ramp runs will result higher rises and require <br /> the ramps to include handrails. Review and revise the detail as needed and provide handrail details if <br /> required. <br /> Response: Please see detail 2/A1.00,the 6'-0"ramp run minimum was a typo that <br /> should have read 6'-0" maximum to ensure the overall rise is less than 6",this has been <br /> revised on the detail. <br /> e. No additional comment. <br /> ACCESSIBILITY: <br /> 10. This comment has not been completely addressed. The original comment stated that the project involves Level 2 <br /> Alterations to the building per IEBC Chapter 8,and requires accessibility improvements per IEBC Section 705.2. The <br /> response lists the proposed improvements and the overall estimate cost for this work. See IEBC Section 806.1 and <br /> IBC Section 107.2.1. The following comments shall be addressed: <br /> a. Based on a telephone conversation with Hal Benton on May 8,2019,it is understood that some portions of <br /> the work stated in the response are not included in the project. An example includes replacement of the <br /> existing door handles with accessible handles. The response should be reviewed and revised to accurately <br /> reflect the work occurring in the project. All portions of the work stated in the response shall be clearly <br /> indicated in the construction drawings. All work used to satisfy the requirements of IEBC Section 705.2 <br /> shall be addressing pre-existing conditions. New work that is required to be accessible,or replacement of <br /> existing accessible features with new accessible features,do not qualify. <br /> Response: The following work on this project are upgrades outside of the tenants scope <br /> to meet IEBC section 705.2: overlaying asphalt to raise the portion of the parking lot <br /> around the ADA parking spots, grinding portions of the existing parking lot to accept the <br /> new asphalt overlay, parking lot striping at new ADA parking spots,ADA parking signage, <br /> (3)curb cuts, vertical grab bars, demolition and relocation of restroom doors, relocating <br /> and replacing restroom partitions,ADA pipe insulation at missing locations. Please see <br /> estimates provided by contractor for scope of work. <br /> b. Continuing with the previous comment, the cost estimate should be revised to accurately represent work <br /> occurring in the project. The estimate should be itemized with the portions of work(e.g,bathroom <br /> improvements,accessible parking,etc.). Where needed for clarity,brief narrative shall be provided for <br /> each portion of work to substantiate the itemized costs. <br /> Response: Please see attached itemized estimates for restroom upgrades and parking <br /> upgrades provided by contractor for this permit. <br /> c. The proposed accessible parking and adjacent sidewalk on the north side of the building has been <br /> modified. The extent of the modifications is not clearly shown in the Site Plan on Sheet A1.00. Proposed <br /> work should be delineated with heavier light weights or other standard drawings approaches to <br /> distinguish it from the existing conditions. Provide details for widening the sidewalk. <br /> Response: Linework has been revised for clarity on sheet A1.00.
