r y
d. Continuing with the previous comment,it is understood that accessibility improvements may be similarly
intended for the existing accessible spaces on the east and west sides of the building. The proposed work
shall be clearly shown in the Site Plan on Sheet A1.00.
Response: The existing ADA parking spots on the east and west side will remain
unchanged. The site plan has been revised to show this more clearly.
e. The Site Plan on Sheet A1.00 indicates that a total 8 accessible spaces will be provided. IBC Section 1106.5
requires that one van-accessible space be provided for each six accessible spaces or fraction thereof. An
additional van-accessible space is required. Alternatively, the designer-of-record may submit a letter
stating that more accessible spaces are provided than required by code, and that the owner has elected to
provide van-accessible spaces based on the code-required number of accessible spaces.
Response:An additional ADA van accessible space has been added, please see sheet
A1.00.
f. The response states that a portion of the parking lot pavement will be modified and restriped. The
proposed work shall be clearly shown in the Site Plan on Sheet A1.00. Details for this work shall be
provided, including but not limited to the proposed grading transition between the new and existing
pavement. The required lengths of the parking spaces shall be specified. Maximum surface slopes shall be
specified. Parking requirements shall comply with Design and Construction Standards No.340.
Response: Please see sheet A1.00 for asphalt overlay extent, parking space length, and
maximum surface slopes called out.
g. The response states that improvements include modifying the watercloset compartment walls. The
proposed work shall be specified in Partial Plans 3/A2.11 and 4/A2.11.
Response: Please see sheet A2.11 for revised enlarged restroom plans which show and
call out the changes to the water closet compartment partitions.
h. The response states that accessible door handles will be provided in existing doors. As noted above,it is
understood that the existing handles are already accessible. Where new handles in existing doors are
required,a door schedule shall be provided to specify this work. Accessible handles in new doors do not
qualify for the accessibility improvements.
Response: Door handles have been removed from the list of ADA upgrades for this permit.
11. The existing restrooms on Sheet A2.01 do not appear to be fully accessible. Potential deficiencies include, but are
not limited to,the bathroom doorways. See ICC A117.1-09 Figure 404.2.3.2(a)and(b). The restrooms shall be
made accessible as required per IEBC Section 705.2. See IEBC Section 806.1.
a. The entrance doors indicate a 48-inch wide approach clearance. The doors are understood to include
closers and shall require approach clearances of at least 54 inches. See ICC A117.1-09 Figure 404.2.3.2(f).
Response: Both drawings on sheet A2.11 have been revised to show a 54-inch wide
approach at the restroom door.
b. The water closet flush handle shall be specified on the open side of the compartment per ICCA117.1-09
Section 604.6.
Response: Please see A2.11,to see location of the water closet flush handle called out
for both restrooms.
12. This comment has not been completely addressed. The original comment stated that accessible parking signs shall
be provided even where painted accessible symbols are provided on the parking surface. A note has been added to
Sheet A1.00. The required locations of the signs shall be indicated for clarity. See IBC Sections 107.2.1 and 1101.2,
and IEBC Section 705.2.
Response: A symbol for ADA signage has been added to the new ADA parking spaces, please see
sheet A1.00.
13. This comment has not been addressed. The original comment stated that the Site Plan includes an existing
accessible parking space on the west side of the building that is not code-compliant. The drawings also showed an
existing accessible space on the east side of the building with similar deficiencies. The response states that the east
and west spaces have been upgraded to be fully-accessible. However, the revised construction drawings do not
show the existing spaces or accessible features(e.g.,ramps,access aisles, etc.)that were shown on the initial
drawings submitted for permit. The existing or upgraded conditions shall be shown. Note that the accessible
spaces at these locations shall not be removed or made to be less accessible. Accessible spaces shall be distributed
to all accessible entrances per IBC Section 1106.6. See IBC Section 1101.2,ICCA117.1-09 Section 502,and IEBC
Section 705.2.
Response:The existing ADA parking spaces at the east and west side of the building are shown as
is and will remain unchanged, please see sheet A1.00.
Project#B1903-041 — 1010 SE Everett Mall Way
3I
