011 <br />Mr. Markus Barrera-Kolb <br />Environmental Works <br />Plan Check Number: B1903-001, First Building Review <br />March 15, 2019 <br />Architectural <br />General: <br />1. The proposed project shall comply with the requirements of the 2015 International Building <br />Code and the 2015 International Existing Building Code. The IEBC shall be referenced in <br />the Project Information on Sheet T1.1. See the Everett Municipal Code Section 16.005.030 <br />Article A, IBC Sections 101.4.7 and 107.2.1, and IEBC 106.2.1. <br />2. Work on existing buildings shall comply with the IEBC. The IEBC provides three alternative <br />methods for performing work: the Prescriptive Compliance Method (Section 301.1.1), the <br />Work Area Method (301.1.2), and the Performance Compliance Method (301.1.3). The <br />method selected for the project should be specified in the Project Information on Sheet <br />T1.1. A statement should be provided clarifying the types of work that are included in the <br />project (e.g., repairs, additions, change of occupancy, etc.) and referencing the appropriate <br />IEBC sections. The comments provided herein presume the project will comply with the <br />Work Area Method of Chapter 5. Based on a review of the construction drawings, the <br />proposed project appears to include the following work: Level 2 Alternations (Chapter 8) <br />Additional and alternative types of work required for the project shall be identified by the <br />designer -of -record. Additional comments may be pending. See IBC Section 101.4.7, and <br />IEBC Sections 301.1 and 504. <br />3. The construction type for the building is not stated in the construction drawings. The <br />allowable area calculation on Sheet A1.1 appears to indicate the building is Type VA based <br />on the 11,500 SF base area; see also IBC Table 506.2. This is consistent with the original <br />construction drawings dated circa 1980, which specify the building construction as Type V- <br />1HR. The drawings shall state the building construction is Type VA. See IBC Sections <br />107.2.1 and 602.1. <br />Egress: <br />4. The occupant load for the building has not been provided in the construction drawings. The <br />occupant load for the individual spaces shall be calculated and listed. Loads shall be <br />determined per IBC Section 1004.1.2. Note that the occupancy load has increased based on <br />the proposed alternations. Based on the proposed use of the spaces and the occupant load <br />factors per Table 1004.1.2, the building has an estimated load of 300 occupants. Additional <br />code requirements may apply. See IBC Section 107.2.1, and additional comments below. <br />5. Rooms 108 has an estimated occupant load of 110. The following comments shall be <br />addressed: <br />a. The existing door in the northeast corner has been replaced with a new door. The new <br />door shall swing outward from Room 108. See IBC Section 1010.1.2.1. <br />b.
