Mr. Markus Barrera-Kolb <br />Environmental Works <br />Plan Check Number: B1903-001, First Building Review <br />March 15, 2019 <br />6. The continuous space designated as Rooms 100 through 103 has an estimated occupant <br />load of 87 based on a load factor of 15 SF -per -occupant per IBC Table 1004.1.2. The <br />following comments shall be addressed: <br />a. The space shall be provided with a minimum of two exits per IBC Section 1006.2.1. <br />Exits shall be located per IBC Section 1007.1.1 <br />b. The exit door capacity shall be based on the total occupant load exiting through this <br />space. The occupant load for this space shall include, but is not limited to, Rooms 104 <br />through 106, and at least one-half of the load of Room 108. See IBC Sections <br />1004.1.1.1 and 1005.3.2. <br />c. The exit doors shall be provided with panic hardware per IBC Section 1010.1.10. <br />7. Exit signs shall be provided for Rooms 108 and the space designated as Rooms 100 through <br />103 per IBC Section 1013. Additional intermediate exit signs with direction arrows shall be <br />provided where door signs are not readily visible. The lighting shall specify a minimum 90- <br />minute uninterrupted supply power per IBC Section 1013.6.3 <br />8. Means of egress illumination shall be provided per IBC Section 1008. The lighting shall <br />specify a minimum 90-minute uninterrupted supply power per IBC Section 1008.3.4. <br />9. The exterior landings for doorways serving a space or area with an occupant load of 50 or <br />more shall be provided with emergency lighting. The lighting shall specify a minimum 90- <br />minute uninterrupted supply power per IBC Section 1008.3.4. See IBC Sections 1008.3.2 <br />Item 5 and 1010.1.6. <br />Fire Protection: <br />10. The building construction is Type VA, requiring a 1-hour roof -ceiling system per IBC Table <br />601. It is presumed that the ceiling system will be modified to match the new room layout. <br />However, the construction drawings do not include a reflected ceiling plan. Record <br />drawings for modifications to the building performed in 1996 indicate that the ceiling <br />construction is a non -rated acoustic tile system. Documentation shall be submitted verifying <br />that the roof -ceiling system is 1-hour construction. Alternatively, the ceiling system shall be <br />replaced with a 1-hour system. <br />11. Continuing with the previous comment, it is presumed that the new room layout will require <br />revisions to the non-structural systems within the ceiling system, including but not limited to <br />lighting and ducts. This may result in openings and penetrations in the 1-hour ceiling <br />membrane. The following comments shall be addressed: <br />a. The ducts shall include radiation dampers per IBC Section 717.6.2 Item 2. Listed <br />assemblies shall be referenced in the drawings. <br />b. Details for the lighting and electrical penetrations shall be provided. Listed assemblies <br />shall be referenced in the drawings.
