4. Traffic mitigation fee per the City's Traffic mitigation <br />ordinance shall be paid in the amount of $900 00 prior to final <br />short subdivision approval is granted <br />5 The proposed short plat must meet the requirements of EMC <br />18.28 305 - Encroachments and Gaps (within 2 foot). <br />6. Full standards frontage improvements are required to Melrose <br />Avenue and l(enwood Dave including curb, gutter, sidewalk, and <br />drainage control per City standards In lieu of these <br />improvements the applicant may elect to pay a fee instead of <br />constructing the required improvements <br />FINAL APPROVAL OF THIS SHORT SUBDIVISION shall be given <br />subject to the satisfactory com letion of the above -specified requirements <br />and improvements, within five (years from the date of this approval. <br />THERE IS A ONE (1) YEAR TIME EXTENSION FOR THIS SHORT <br />SUBDIVISION: The City of Everett allows a one (1) year time extensions <br />for al/short subdivision. A written request must be made in writing within <br />thirty (30) days prior to the date expiration. Please address your request <br />for a time extension to Donald Wood - Subdivision Planner at 3200 Cedar <br />Street, Everett, WA 98201 <br />APPEALS TO HEARING EXAMINER FOR SHORT SUBDIVISION: <br />All appeals of decisions relating to short subdivision shall be made to the <br />Hearing Examiner. Such appeals must be made in writing and filed with the <br />office of the Hearing Examiner within fourteen (N) calendar days from the <br />date on which the preliminary decision was rendered, <br />The written apppeal shal/include a detailed explanation stating the reason for <br />the ap eal.
