In order for the Planning Department <br />to approve the permit, please address the following comments. I have attached a diagram to help further explain the <br />comments below. <br />1. The maximum allowable width of the driveway within the front 20-foot setback area is 30-feet. It looks like the <br />driveway was paved all the way up to the north property line some time since 2011 and does not comply with <br />Code. I do not see any permit history to expand the driveway; therefore, some of the paving will need to be <br />removed (shown in blue in attached diagram) and restored to natural area (landscaped, ground cover, etc., but <br />it cannot be gravel). <br />2. Per the short plat conditions, 5-feet of landscaping (shown in orange in diagram) is required along the west <br />(front) property line. It appears that some of this landscaping was removed when the northern part of the <br />driveway was paved. This landscaping will need to be restored. Please show the 5-feet of existing and proposed <br />landscaping on the site plan. <br />3. Per the short plat map conditions, a 10'x20' turn -around, setback 5-feet from the front property line, is required <br />(the turnaround does not count towards the maximum driveway width). One option is to locate the turnaround <br />further to the north (shown in green in the attached diagram) and remove some of the paving around it (shown <br />hatched in blue). <br />4. As previously discussed, 5 on -site parking spaces are required, which cannot be located in the turn -around <br />area. One option would be to locate 2 in the garage and the other 3 right outside of the garage (see 4 and 5 in <br />diagram). Please revise site plan accordingly. <br />Please note that these requirements are only in relation to the land use code and do not account for all possible <br />requirements from other departments.
