Mr. Calvin Vander Veen Vander Veen Construction Plan Check Number: B1908-021, First Structural Review November 1, 2019 Structural General: The structural design contains multiple issues that do not comply with the building code. The drawings also appear to include unused information that is not pertinent to this project. Review comments have been provided to assist the engineer -of -record (EOR) in revising the design. Additional comments may be provided pending a review of the revised submittal documents. See IBC Sections 107.2.1, 1603.1, 1604.1, 1604.4, and 1613.1. 2. The project includes post -installed mechanical anchors installed in the existing concrete foundations. Documentation shall be submitted establishing the minimum concrete strength of the existing foundations. See IBC Section 1604.2 and 1901.2, and ACI 318-14 Chapter 27. 3. Note 2 of the "Concrete and Reinforcing" section of the General Notes on Sheet S-0 specifies concrete strengths of 2,500 psi for all foundation components. The project does not appear to include new foundations. Where new foundations do occur, concrete elements exposed to freeze -thaw cycles and water qualify as Class F2 concrete per ACI 318-14 Table 19.3.1.1. Per ACI 318-14 Table 19.3.2.1, the minimum concrete strength for Class F2 concrete is 4,500 psi. The minimum concrete strength for exposed concrete on Sheet S-1 shall be revised as required. See IBC Section 1901.2. 4. The General Notes and Specifications on Sheet S-0 include information that is not included in the project. Unused information includes, but is not limited to: new concrete and reinforcement, structural steel, and special inspections for all items not required in the project. The drawings should be revised to remove information that is not included in the project. See IBC Sections 107.2.1. 5. Details 2/S-3 and 4/S-3 include information that is not used in the proposed project. Specifically, the design only includes shear wall Type SW6 per the plans on Sheet S-1, and the project does not include cast -in -place anchors. Other unused information may exist. The drawings should be revised to remove information that is not included in the project. See IBC Sections 107.2.1. Foundation System: 6. Sections 5/S-2 and 9/S-2 show the existing foundation walls that will support the additional structure. The sections do not provide dimensions and it is presumed that the actual construction has not been confirmed. Documentation substantiating the construction of the foundations, including reinforcement, shall be submitted for review. See IBC Sections 107.2.1 and 1603.1. The material properties for the existing construction shall be listed in the General Notes on Sheet S-0. 7. Continuing with the previous comment, calculations substantiating the capacity of the foundations to support additional loads shall be submitted for review.
