Mr. Calvin Vander Veen
Vander Veen Construction
Plan Check Number: B1908-021, First Structural Review
November 1, 2019
Gravity System:
8. Structural calculation page 27 provides the analysis of the "31-1" cantilever floor joists on Main
Floor Plan 2/S-1. Additional calculations substantiating the design shall be submitted for
review. See IBC Sections 1604.1 and 1604.4. The following comments shall be addressed:
a. The design is based on double 2x framing backspanning to the existing 6x12 beam.
However, only one 2x backspans. The design shall be revised considering only a single 2x
for this span.
b. Detail 6/S-2 indicates a step in the floor surface at the exterior wall face. This will reduce
the depth of the joists and their associated mechanical properties. The joists shall be
designed using the actual properties of the cross-section. See additional comments below.
c. The structural calculations include a deck live load of 40 psf. The "Loadings" section of the
General Notes on Sheet S-0 specify a load of 60 psf. The documents shall be consistent.
d. The design considers a live load of 40 psf on the cantilever span. The design shall also
consider the combination of live and snow load. See IBC Equation 16-11.
e. The design considers uniform loading on both spans. The design shall also consider loading
on only the cantilever span; live loads on the backspan shall be removed. In addition, the
dead load shall be reduced to 60% to minimize the resistance against uplift on the
backspan.
9. The deck at the main floor is constructed of cantilever joist 2x framing. Detail 6/S-2 indicates a
step in the floor surface at the exterior wall face. The framing appears to require notching the
tension side of cantilever framing in negative bending, which is not permitted per AWC NDS-15
Sections 3.2.3 and 4.4.3. The design shall be revised to eliminate notching the joists. See also
"Dimensional Lumber" Note 9 in the General Notes on Sheet S-0. See IBC Section 2306.1.
10. The deck at the main floor is constructed of cantilever joist 2x framing. The cantilever is a
double member, but the backspan is only a single member. The discontinuous member is
sistered to the continuous member, and must transfer its load to the continuous member per
the connection in Detail 6/S-2. Calculations substantiating the connection shall be submitted for
review. See IBC Sections 1604.1 and 1604.4.
11. The cantilever floor joists on Main Floor Plan 2/S-1 backspans to the existing 6x12 beam o
provide resistance to uplift. See IBC Sections 1604.1 and 1604.4. The following comments
shall be addressed:
a. Calculations substantiating the design of the framing to resist uplift forces from the joist
backspan end. The framing shall include all members subject to a net uplift force, including
the foundations if applicable. The resisting loads shallnot include superimposed loads and
shall not consider more than 60% of the building dead load.
b. Calculations substantiating the design of the connections between the framing shall be
submitted for review.
c. The framing connections shall be specified and detailed in the structural drawings. The
make and model of proprietary hardware shall be specified.
0 3200 Cedar Street 425.257.8810 everetteps@everettwa.gov
Everett, WA 98201 425.257.8857 fax everettwa.gov/permits
Page 3 of 6
