0
11110
E VER Eli June 1, 2020
WASHINGTON Barney Petersen
riversongconsulting@gmail.com
PO BOX 1115
Stanwood,WA 98292
Owner: Dave&Peggy Kurtz
Job Address: 1514 Grand Ave
Plan Check No: B2003-032
RE: Building Permit Review Letter
Dear Mr. Petersen,
In response to the application for a building permit, the plans have been
examined and you are advised that revisions may be necessary before a permit
can be issued. Please review and respond to the comments below.
1. It is unclear from the calculation package what design loads were used
for the roof framing, exterior deck floor framing, stairs, and handrails. Please
note the design loads such as live loads, snow loads, special loads on the design
calculation package and drawings as required. IBC 1603.1, 1603.1.1, 1603.1.3,
1603.1.4, 1603.1.5, 1603.1.6, 1603.1.8.
2. From the submitted calculation package, the analysis appears to assert
that wood columns are similar in lateral response as perforated wood
shearwalls. However, the analysis shown and design geometry appears to
exceed the aspect ratio limitations of the perforated shearwall design in SPDWS
Section 4.3.3.5,Table 4.3.4,4.3.5.3 and therefore cannot apply the modified
tabulation wood shearwall values to the design. Instead, it would appear that
wood columns resisting lateral forces would do so via cantilever/frame action
as determined per ASCE 7-10 Table 12.2-1,Item G6. Please verify this is the
case, please provide revised lateral calculations using the revised R-factors,
deflections, and overstrength factors for the lateral system proposed. Please
include member checks on posts and beams undergoing combined axial and
flexural demands as well as shear demands where required.
PERMIT SERVICES ? 3. The calculation package appears to show lateral design calculations for
9 3200 Cedar Street the deck cover framing only, but does not appear to include the lateral design
Everett,WA 98201 calculations for the wood posts and framing where the hot tub is proposed to
be placed. Please provide lateral design calculations for these framing
425.257.8810 members. IBC 1604, 1605.
425.257.8857 fax
everetteps@everettwa.gov 4. From the resubmitted plan set, it appears that the hot tub is not called
everettwa.gov/permits out in similar fashion from the original submittal. However, if a hot tub is
intended to be placed on an elevated exterior deck, please provide gravity
framing calculations that consider the unbalanced live loading conditions of the
Page 1 of 2
