IRC 106.1.1. <br /> 6. On the first page of the deck cover design,there are notes indicating seismic/wind bracing <br /> options. While it is assumed that timber frames are the lateral force resisting system, it is unclear <br /> if these options were incorporated into the final design or are part of the construction documents. <br /> Please clarify the seismic/wind options as these appear to be preliminary design notes or <br /> contractor's option callouts. IRC 106.1.1. <br /> 7. On the permit calculations,the provided fastener schedule Item 4 indicates that a connection to <br /> the house is provided. Please verify that this connection meets the requirements of IRC 507.2 or <br /> provide an engineered connection that satisfy the load carrying requirements of IBC 1604.8.3. <br /> 8. Please provide anchorage calculations for the guardrails and the mounting hardware provided. <br /> Guards are required to withstand the forces indicated in Table R301.5 as these appear to be <br /> missing. <br /> 9. It is unclear if the use of the redundancy factor, p, has been applied to the lateral design of the <br /> exterior deck. Given the assumption that timber frames are used for the lateral system of the <br /> exterior deck structure, please verify the value of p, per ASCE 7-10 Sec 12.3.4.2. <br /> In order for the processing of your application to continue, it will be necessary to provide the Building <br /> Division with two new sets of revised construction documents reflecting the corrections requested. <br /> Please include a response letter indicating how the corrections were resolved. <br /> All codes cited refer to the 2015 International Building Code(IBC),2015 International Existing Building <br /> Code(IEBC),the 2015 International Residential Code(IRC),the 2015 International Fire Code(IFC),the <br /> 2015 International Mechanical Code(IMC), and/or the 2015 Washington State Energy Code(WSEC),as <br /> amended by the State of Washington and adopted by the City of Everett. The current IBC referenced <br /> standard for accessible design is the 2009"Accessible and Usable Buildings and Facilities" (ICC/ANSI <br /> A117.1). Federal ADA regulations and standards may be more restrictive. <br /> These comments address building issues only.Additional revisions or additions may be required by <br /> other departments(such as Utilities,Traffic, Planning or Fire).
