The Typical Deck Section on Sheet A.2 shows premanufactured post bases supporting the deck. <br /> It is presumed these are also intended for the lower landing. The following comments should <br /> be addressed: <br /> a. Additional information, including but not limited to the material of the base, should be <br /> specified in the drawings. Foundations should be decay-resistant construction. See Section <br /> R317.1.4. <br /> b. The bases should be founded at least 18-inches below the adjacent grade. See Sections <br /> R507.3.2 and R403.1.4.1, and EMC Section 16.01.010. <br /> c. Continuing with the previous comment, the lower landing is connected to the main deck and <br /> house via the stairway, and must also have a minimum 18-inch foundation depth. <br /> 5. Detail 2/A.2 shows proprietary lag screws spaced at 11 inches. The screws should be minimum <br /> 1/2-inch diameter at a maximum spacing of 9 inches. See Table R507.9.1.3(1). <br /> 6. Detail 4 specifies post attachments with bolts spaced at 2.5 inches. This does not appear <br /> sufficient to resist the moment resulting from the 200-pound load per Table R301.5. <br /> Calculations substantiating the connection should be submitted for review. Alternatively, the <br /> connection should be revised. <br /> 7. The following comments should be addressed for the guard shown in Detail 3/A.2: <br /> a. The plans should specify the guard connection to the house. See Section 106.1.1. <br /> b. The connection between the horizontal 2x framing to the guard post should be specified. <br /> The connection should resist a 200-pound load per Table R301.5. <br /> 8. The plans do not provide sufficient information for the construction of the stairs. Revised <br /> details should be submitted for review addressing the following comments: <br /> a. Detail 5/A.2 appears to show only two notched stringers with an effective depth of <br /> approximately 5 inches, which is not structurally adequate. See Tables R507.6. <br /> Alternatively, an engineered design may be performed per Section R301.1.3. <br /> b. The lx decking is not adequate to span 5 feet between the stringers. See Table R507.7. <br /> c. The handrail height should be specified per Section R311.7. <br /> d. A guard detail with connections should be provided. The guard, connection, and supporting <br /> framing (e.g., stair stringer) should be designed to resist a 200-pound load per Table <br /> R301.5. <br /> 9. The construction drawings should specify fasteners between the decking and structural framing <br /> per Section R507.7. <br /> 10.
