The governing codes should be specified in the construction drawings. See Section R106.1.1. <br /> 2. Engineer design may be required for this project per the comments below. If engineered <br /> design is performed, the structural drawings and calculations must be sealed and signed by a <br /> professional engineer licensed in the state of Washington. See RCW Sections 18.43.010, <br /> 18.43.020, and 18.43.070. <br /> 3. The project appears to include a lower landing. Additional information on the construction of <br /> this landing should be provided. Existing details may be referenced if applicable. See Section <br /> R106.1.1. <br /> Architectural <br /> 1. The deck appears to include a lower landing providing access the backyard. The landing <br /> appears to be higher than seven inches above the adjacent grade. Additional steps and a <br /> landing are required per Section R311.7. <br /> 2. Detail 3/A.2 shows a "minimum"4-inch spacing between balusters and a 4-inch gap between <br /> the guard and decking. Openings must limit passage of a 4-inch sphere and should be less <br /> than 4 inches. See Section R312.1.3. <br /> 3. Continuing with the previous comment, opening limitations should be specified for the stair <br /> guards per Section R312.1.3 Exceptions 1 and 2. See additional stair comments below. <br /> 4. The Typical Deck Section on Sheet A.2 should specify decay-resistant posts. See Section <br /> R317.1.4. <br /> Structural <br /> 1. The Proposed Plan on Sheet A.1 shows 14-foot joist spans with 2-foot cantilevers. Cantilevers <br /> are not permitted for this span per Table R507.6. Alternatively, an engineered design may be <br /> performed per Section R301.1.3. <br /> 2. The Proposed Plan on Sheet A.1 shows stair framing spanning between cantilevering joist <br /> framing. Cantilevers are not permitted to support framing loads as shown. The design should <br /> be revised to provide direct support(e.g., posts, etc.). Alternatively, an engineered design may <br /> be performed per Section R301.1.3. <br /> 3. The Proposed Plan appears to show 4x8 beams supporting the deck joists. The Typical Deck <br /> Section on Sheet A.2 specifies 4x12 beams. The following comments should be addressed: <br /> a. The required beam size should be confirmed and specified. See Section R106.1.1. <br /> b. Deck cantilevers and additional point loads are not permitted on the beams per Structural <br /> Comments 1 and 2.
