This letter is in response to the <br /> information you obtained during your recent meeting with building officials at the Everett <br /> Building Department. The contents of this letter are consistent with the comments provided by <br /> the reviewer. <br /> In our opinion, the west wall in question is not a substantial contributor to the lateral <br /> force resisting system of the structure as a whole. To our knowledge, the building has not <br /> encountered substantial structural damage to the vertical elements of its lateral force resisting <br /> system. The west wall, in my view, would account for at most about 4% of the existing lateral <br /> force resisting system. (A nearby significant existing wall is located parallel to the wall in <br /> question, and about 6 feet away.) <br /> Therefore, the estimated lateral loads contribution of the wall falls below the 33% <br /> threshold to trigger substantial structural damage, and code section 606.2.2 does not apply to this <br /> project or plans as a result. This repair should fall under code section 606.2.1, and since the wall <br /> has been restored to its pre-damaged condition, it is our opinion that no further design or <br /> construction for that wall is required under the provisions of the current building code. <br /> Sincerely, <br /> c ��s ��of WAsi.,: s <br /> John S.
