Please review and <br /> respond to the comments below. These comments address building issues only. Additional <br /> revisions or additions may be required by other departments (such as Building Architectural, Public <br /> Works, Planning, or Fire). All references refer to the 2015 International Building Code (IBC), the <br /> 2015 International Existing Building Code (IEBC), the 2015 International Fire Code (IFC), the 2015 <br /> International Mechanical Code (IMC), and the 2015 Washington State Energy Code (WSEC), as <br /> amended by the State of Washington and adopted by the City of Everett. The current IBC <br /> referenced standard for accessible design is the 2009 "Accessible and Usable Buildings and <br /> Facilities" (ICC/ANSI A117.1). Federal ADA regulations and standards may be more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two complete new sets of construction documents <br /> reflecting the corrections requested. All revisions require the person delivering the <br /> drawings to replace the revisions into the two sets here at our offices. For significant <br /> revisions, or if the revisions are coming directly from a document printing facility, <br /> please make arrangements with them to print and deliver two replacement sets. <br /> Architectural/Structural <br /> 1. From Sheet A000, the proposed work has been listed as a Alterations Level 1 via IEBC 2015 <br /> 503. IEBC 2015 Chapter 7, provide additional code requirements for this type of alteration. <br /> Per IEBC 702.6, it appears that the new verandas, stairwells, parapets, and a shear wall <br /> along the West Elevation of the structure are subjected to this code section. This would <br /> indicate that the structural members and their connections are required to be designed to <br /> the IBC 2015. Please address the following items: <br /> a. The stair framing and members supporting the stair framing, form the means of <br /> egress for occupants to exit the structure, these framing members would be <br /> subjected to a revised loading of 100 psf live load non-reducible per IBC Table <br /> 1607.1.
