Upon submittal of the revised documents, your <br /> application will be given priority and the review will recommence. <br /> General <br /> 1. The building appears to have unpermitted construction based on a review of the City of Everett <br /> and Snohomish County records. The drawings must be revised to include this work as part of <br /> the proposed project, or the unpermitted work must be indicated for removal and return to the <br /> previously permitted condition. Alternatively, documentation should be submitted <br /> substantiating the that identified work was constructed with a valid permit. If other <br /> unpermitted work exists that is not listed below, it should be similarly addressed. See Sections <br /> R105.1 and R106.1.1, and additional comments below. Identified unpermitted work includes <br /> but is not limited to: <br /> a. Conversion of the attic to habitable spacing, including the addition of a fourth bedroom. <br /> b. New roof on the west side of the building. <br /> 2. The proposed project appears to require additional work that is not identified, including but not <br /> limited to modifications to the existing bathroom walls and fixtures. All proposed work should <br /> be shown. See Section R106.1.1. <br /> Architectural <br /> 1. Laundry rooms should be provided with local exhaust per Sections M1507.4 except when <br /> included in another room (e.g., bathroom) equipped with a local exhaust. <br /> 2. Details for the construction of all walls (i.e., interior and exterior, bearing and nonbearing) <br /> should be provided. Walls should include fire blocking per Section R302.11. Provide fasteners <br /> per Table R602.3(1). <br /> 3. The record drawings for this building do not indicate that the attic has been converted to <br /> habitable space, including the addition of a bedroom. The following requirements must be <br /> satisfied: <br /> a. Provide dimensions, area, ceiling height, and use for all rooms. See Sections R304 and <br /> R305. <br /> b. Hallways should comply with IRC Section R311.6. <br /> c. Sections and details for the stair construction. See IRC Section R311.7. Provide landings <br /> per Section R311.7.6. Show handrails complying with Section R311.7.8. Guards should be <br /> provided when required per Section R312.1 and detailed to limit openings per Section <br /> R312.1.3. Enclosed spaces under stairs should be covered with minimum 1/2"gypsum <br /> board. Provide artificial lighting per IRC Section R303.7. <br /> d. The location, type, size, and swing of all doors. The minimum clearance for all doors should <br /> be 6'-8"per IRC Section R305.1. Provide egress doors and landings per IRC Sections <br /> R311.1 through R311.3. Doors should not swing over stairs per Section R311.7.6. Note <br /> that the door at the bottom of the stairs does not comply. <br /> e.
