Roof ventilation should be specified complying with IRC Section R806; a minimum 1"air gap <br /> should be provided between the insulation and roof sheathing per Section R806.3. Roofs <br /> with attic spaces should provide access hatches per IRC Section R807. <br /> g. The exterior of the building should be insulated to provide a thermal envelop complying with <br /> the 2015 WSEC. The thermal rating (i.e., Rmin, Umax) should be specified for each <br /> component of the building (e.g., walls, windows). Prescriptive values should be specified <br /> per WSEC Tables R402.1.1 or R402.1.3. The envelop should include the footings, below- <br /> grade walls, and slabs-on-grade. Alternatively, the thermal envelop may be designed per <br /> the Total UA method of WSEC Section R402.1.4; calculations substantiating the design <br /> should be included in the submittal documents. <br /> h. The building should be designed to comply with the additional energy efficiency <br /> requirements of WSEC Section R406. The architectural drawings should include a schedule <br /> listing the selected energy credits for the proposed project. <br /> Structural <br /> 1. The framing for the attic level is required to comply with the IRC for floor construction. The <br /> existing framing should be shown. The required floor sheathing should be specified. The <br /> design is required to comply with Chapter 5 and the loads per Table R301.5(WAC). Fasteners <br /> should be specified per Table R602.3(1). <br /> 2. Structural drawings should be provided for the new roof on the west side of the building. The <br /> drawings should include framing plans, elevations, sections, details, material specifications, <br /> structural general notes, and other information as required to specify the proposed <br /> construction. Fasteners should be specified per Table R602.3(1). See Section R106.1.1. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
