• •
b. Hallways should comply with IRC Section R311.6. Note that the hallway appears to only provide a
maximum height at one side of 7 feet. This can be accepted. However, it is noted that Section
2/A1.00 and Attic Floor Plan 2/A.101 do not show the same ceiling height, and the door is not located
the same relative location to this height. The minimum 7-foot clearance must be maintained. See
other comments below that may impact this clearance.
RE: Did change in A101 -2 Proposed Attic (eliminated wall in Attic area)
c. Stair Section 3/A.102 specifies cable guards with a 4-inch spacing. Cables are not sufficiently rigid and
can splay, and do not comply with this requirement. The cable spacing should be reduced. See Section
R312.1.3.
RE: Did change in A102 -3 STAIRCASE SECTION
g. The project appears to show modification of the attic into habitable space; note that the Attic Floor
Plan 2/A.101 appears to incorrectly state this level as"unfinished attic". Section 2/A.102 specifies R-28
insulation between the 2x6 rafters. The minimum insulation at these locations, including the sloped
ceiling in Section 1/A.1-2, should be R-38; this insulation should be continuous through the center area
of the roof. Note that the structural plans indicate the roof framing is 2x8 construction. The correct
framing should be shown consistently, and the insulation revised as required. The framing depth
should not impact the minimum head clearances as discussed in Architectural Comment 3(b). See also
Structural Comment
RE: Did change in A102 -2 Wall Section & submitted extra document
Additional Comments:
4. The plans show construction of a new stairway in Section 3/A.102. The required 10-inch stair tread depth
should be measured from nosing to nosing. The stairway and floor framing should be revised. This may
impact the minimum egress clearances around the stairs, such as but not limited to the clearance at the
Attic between the stair guard and the door.
RE: Did change in A102 -3 STAIRCASE SECTION
Corrections Structural
3. The structural drawings indicate existing 2x8 roof joists. However, the architectural drawings indicate 2x6
joists. The correct framing should be verified. The framing should be shown to comply with the
prescriptive requirements of Table R802.5.1(3), or substantiated by analysis per Section R301.1.3.
RE: Revised Structural Set is being provided by PE of file.
