I am the <br /> planner conducting the intake review for this application; please note the following comments are not a thorough plan <br /> check review and they only address larger zoning compliance points and submittal checklist.Your permit application has <br /> been "denied"for intake at this time due to the following: <br /> 1. This proposal includes work on the "existing" carport on site.Aerials indicate the carport was constructed <br /> between 2011 and 2015 however there is no permit history for this structure.As such,the carport either needs <br /> to be shown and indicated to be demolished or treated as new construction, subject to current code <br /> requirements.Accessory structures are subject to the provisions of EMC 19.07.020. Due to the size of the <br /> residence,the maximum accessory footprint allowed would be subject to EMC 19.07.020.C.3 which allows an <br /> accessory footprint of 75%of the residence's gross floor area. In this case,that would be 960 square feet.The <br /> size of the carport in conjunction with the existing detached garage appear to exceed the maximum square <br /> footage allowed for attached and detached accessory buildings.Aerials also indicate an additional detached <br /> accessory structure in the NW corner of the site—if that structure is still on site, it needs to be shown on the site <br /> plan and calculated toward the accessory square footage or shown on the site plan and indicated to be <br /> demolished;the structure if proposed to remain should be located at minimum 5'from the side and rear <br /> property lines. Please review the accessory structure requirements and revise your proposal accordingly. <br /> 2. Site Plan.The site plan does not meet the minimum residential site plan checklist, including but not limited to: <br /> height calculations and driveway dimensions and materials. Please refer to the checklist for all required details <br /> and clarify/update the site plan accordingly.This lot was also part of a 1998 short plat—as such there is survey <br /> accurate data recorded with the Snohomish County Auditor regarding setbacks, easements, and lot dimensions. <br /> You can find the recorded map via the Snohomish County Auditor's office by looking up recording number <br /> 9811175001.The site plan should be consistent with the survey data. <br /> 3. Height calculations shall be identified in accordance with the building height handout and shown on both the <br /> site plan and elevation plans. Please revise. <br /> Please note,the City is currently underway with "rethink zoning" efforts which would see some changes to the current <br /> zoning and development code requirements, including accessory structures. It is anticipated that these new standards <br /> will be decided upon by City Council on November 4th.You can visit that link for the draft proposals,timeline, maps, and <br /> contact information should you have any questions regarding that process and how it may affect this property. <br /> The residential construction submittal checklist is available online and includes the minimum residential site plan <br /> checklist and building height handout.The interim permit intake/resubmittal policy is available via the "website &online <br /> resources" link in my signature.
