This work was not <br /> authorized by the Board, and is a violation of the Declaration for Sunset Park South. <br /> Declaration Section 19.6 requires that any construction, reconstruction, alteration or <br /> replacement of Common or Limited Common Areas be done by the Board, or with the <br /> permission of the Board. The plumbing pipes and wiring in the Units are Common <br /> Areas, and may not be altered by an Owner. Doing so is a violation of Declaration <br /> Section 19.1. <br /> The Board is also aware that any construction work done in your Unit was not permitted <br /> by the city, which is a code violation, and thus a violation of the Declaration. Any work <br /> done on electrical and plumbing systems must be done by specially licensed <br /> contractors. All other work must be done by a licensed, insured contractor in <br /> accordance with Washington State law, and allowed by the Board of Directors. Any <br /> work done by a contractor to your Unit must be in accordance with state law and the <br /> Declaration of Sunset Park South. <br /> Declaration Section 5 requires that when a Limited Common Area is changed to part of <br /> the Unit, 67% of the Owners have to agree to the reallocation, and an amendment to <br /> the Declaration and Survey Map and Plans must be recorded with the county. You have <br /> not gone through this process, and modifying the garage to be part of the living space is <br /> a violation of Declaration Section 5. <br /> In performing work, the contractors that you used buried leftover paint in the ground, <br /> rinsed paintbrushes into the landscaping, and put construction materials in the <br /> Association's dumpsters. These actions regarding paint is a violation of state law, and <br /> all construction materials are required to be disposed of off site. These actions are <br /> violations of the Declaration for Sunset Park. <br /> This letter serves as your notice that you have violated the Governing Documents for <br /> Sunset Park South. You have 14 days from the date pf this letter to arrange to the <br />
