The plans show an existing condition without stairs on Sheet 2. Sheet 3 contains a partial <br /> framing plan with a stair elevation. While the description indicates that work is occurring in <br /> the inside corner of the existing building, it unclear what orientation with respect to the <br /> existing building where the proposed stair replacement is to occur. <br /> I have included a sheet of photos of the job area as of August 1,2020 for information. <br /> PAGES 1 and 2 show the footprints of the new stairs. <br /> 2. The proposed handrails appear to be missing the required handrail extensions per IBC <br /> 1014.6. <br /> The handrails on PAGE 3 have been amended to show a 12 inch extension. A detail has been <br /> added to PAGE 4 to show the extension on both sides of the stairs. <br /> 3. On Sheet 3,the proposed handrails do not appear to meet the requirements of a Type 1 or <br /> Type 2 handrail for graspability per IBC 1014.3. Please verify and revise handrails as required. <br /> A cross section of rail and post with milling detail has been added on PAGE 4 showing <br /> compliance.A callout and detail for the handrail on the building side of the stairs is also <br /> included. <br /> 4. On Sheet 3, it appears that handrails are proposed, but the construction does not appear to <br /> meet the requirements for guardrails. Please verify and revise sheets to include guardrails <br /> and their connections to the framing. IBC 1015. <br /> A view and section of the post and guardrails has been added to PAGE 4 showing compliance. <br /> 1010 Hoyt Ave- B2008-013 10/23/20 1 l� <br />
