I confirmed this position with the Planning Director, Allan Giffen, who was also in agreement that your site is vested with a wetland buffer of 25-feet. Future development will likely trigger the need for a new environmental review, with additional requirements related to other code regulations, but the 25-foot wetland buffer will be applied to your site, based on past approvals.
