The site is located at 1325 SE Everett Mall Way. The development is proposed to <br /> replace the existing 49,460 square feet (SF) shopping center/Toys "R" Us use with 49,460 SF of <br /> trampoline park. <br /> 1. TRIP GENERATION <br /> Trip generation calculations for Flying Squirrel development are based on data published in the <br /> Institute of Transportation Engineer (ITE) Trip Generation Manual, 10th Edition Supplement. The <br /> Flying Squirrel development is proposed to replace the existing 49,460 SF of shopping center/Toys <br /> "R" Us use with 49,460 SF of trampoline park use. The average PM peak-hour trip generation rates <br /> for ITE Land Use Code(LUC)436, Trampoline Park and ITE LUC 820, Shopping Center,have been <br /> utilized for the trip generation calculations. As ITE does not contain a daily trip generation rate for <br /> Trampoline Park, no daily trip generation was performed for the development. As the City bases its <br /> traffic mitigation fees and its typical SEPA threshold on PM peak trips, this should be deemed <br /> acceptable. Per ITE data, a 34% pass-by rate was applied to the Shopping Center use.
