It is important to note that ITE does not have a pass- <br /> by rate for the Toy/Children's Superstore use.Applying this pass-by rate is considered conservatively <br /> high as it reduces the trip credits from the removal of the existing use. Additionally, similar to ITE <br /> land use code 820, Shopping Center, Toy/Children's Superstore does not have a daily trip generation <br /> rate. Therefore, daily trip generation was not performed for this comparison. <br /> The trip generation analysis shows that the Flying Squirrel development is not anticipated to generate <br /> any new PM peak-hour trips. Additionally, no new daily trips are expected to occur. It is important <br /> to note that the development will not be open during the street AM peak-hour. The trip generation <br /> summary using both Shopping Center and Toy/Children's Superstore for the existing use is included <br /> in the attachments. <br /> 2.
