Y <br /> SECTION 1 <br /> PROJECT OVERVIEW <br /> This Technical Information Report(TIR) has been prepared for the Everett Costco ADA Improvements <br /> Project in Everett,Washington. A Site Location Map is presented in Figure 1. This report describes how <br /> the project's site improvements comply with sections of the Everett Municipal Code regulating <br /> stormwater and drainage. This project will adhere to City of Everett Stormwater Code and the <br /> Department of Ecology Stormwater Manual for Western Washington. <br /> The existing warehouse is located at 10200 19th Ave SE, Everett,WA. The existing site is entirely <br /> developed and includes the warehouse building,gas station facility, parking lots, landscape areas,and <br /> driveways for internal traffic circulation. <br /> This project consists of the removal and replacement of selected areas of sidewalks and parking stalls <br /> within the site that are out of compliance with ADA regulations. The area to be replaced is <br /> approximately 10,996 sf. Construction will impact approximately 0.3 acres of the 20.1-acre site. <br /> The project will include the construction of the following elements: <br /> • Minor sidewalk regrading <br /> • Sidewalk ramp reconstruction <br /> • Construction of raised crosswalks <br /> • Minor parking lot regrading with paving within ADA stalls <br /> Predeveloped Conditions <br /> The existing area proposed for parking lot and sidewalk reconstruction consists of asphalt and concrete <br /> pavement and is currently used for parking and walkways. Stormwater at the project site is collected by <br /> catch basins and conveyed to detention basins onsite.Water quality treatment and flow control are <br /> provided on site. <br /> A soils information report(See Appendix C) is provided for the project and identifies the soil at the site <br /> as Alderwood-Urban land complex. <br /> Developed Conditions <br /> Minor parking lot regrading will be completed near the northeast corner of the warehouse to provide <br /> ADA compliant parking stalls and walkways. No new impervious surface will be created by the project. <br /> The existing storm drain system will not be modified and the existing runoff patterns for the site will be <br /> maintained. <br /> 2022.13958.06 Page 1 Everett Costco ADA Improvements TIR <br />
