f <br /> STORMWATER SITE PLAN OCTOBER 23,2019 <br /> EMORYS ON SILVER LAKE PAGE 1 <br /> PROJECT OVERVIEW <br /> This Stormwater Site Plan has been prepared for the Emorys on Silver Lake valet parking lot <br /> project located at 12011 19th Avenue SE in Everett, Washington, see Figure 1: Vicinity Map. The <br /> site is at the northeast corner of the intersection of 19th Avenue SE and 120th Place SE.The 0.44 <br /> acre site currently contains a building, adjacent to 19th Ave SE, with a gravel parking area to the <br /> east, see Figure 2: Existing Site Map. <br /> The proposal is to regrade and pave the parking area and extend frontage improvements across <br /> the property. The existing building was recently damaged and will be removed. A detention <br /> vault will be constructed that will detain runoff from the redeveloped parking lot. The vault has <br /> been sized to accommodate a future building to be constructed in the west portion of the site, <br /> see Figure 3: Developed Conditions. <br /> Project Totals: <br /> New Paving &Walks 9,580 SF <br /> Future Building 2,700 SF <br /> Landscape 7,000 SF <br /> METHODOLOGY <br /> The drainage design for the project has been prepared based on the requirements of the 2014 <br /> DOE Manual as adopted by the City of Everett. The design is based on the following <br /> parameters: <br /> • The site is a redevelopment site having greater than 35%existing impervious. <br /> • The project will result in 5,000 sf of more of impervious surface. <br /> Therefore the project will need to meet Minimum Requirements 1-9 the new hard surfaces and <br /> converted pervious areas. <br /> WWHM2012, as provided by DOE, has been used for sizing of the proposed stormwater <br /> facilities for the site. <br /> P:\Work\Projects\2018\18-141 Emory's\CE\DOCS\Final SSP 18-141.doc <br />
