•
STORM WATER SITE PLAN OCTOBER 23,2019
EMORYS ON SILVER LAKE PAGE 4
MR2: CONSTRUCTION STORMWATER POLLUTION PREVENTION
Construction stormwater pollution prevention plan will be prepared for review and approval as
part of the construction drawing submittal phase. Following is a conceptual SWPPP for the site.
1. CONSTRUCTION STORMWATER POLLUTION PREVENTION ELEMENTS
A Construction Storm water Management Plan has been prepared as part of the construction
drawings and is submitted for review and approval by the City of Everett. The 13 Required
Elements are addressed as follows:
Element#1: Preserve Vegetation/Mark Clearing Limits
The construction plans delineate the limits of the clearing for the site. These will be located in
the field prior to clearing taking place.
Element#2: Establish Construction Access
Access will be from the existing parking access from 120th Place SE. The access will be stabilized
with rock construction entrance.
Element#3: Control Flow Rates
There should be little need to control flow rates during the parking lot construction as the area
has been an impervious parking lot for many years. The storm system is an open pond and will
be configured as a sedimentation pond during construction. It will be fully installed before any
home construction begins.
Element#4: Install Sediment Controls
A construction sequence lists the schedule for installation of erosion control measures.
Element#5:Stabilize Soils
In planting areas the exposed soils will be stabilized with lawn and landscaping and parking
areas stablilized by BMP C107 roadway base.Temporary stockpiles will be covered with plastic.
Element#6: Protect Slopes
There are no steep slopes on the property and proposed slopes will be limited to 2:1 maximum.
Element#7: Protect Drain Inlets
The catchbasins along 120th Place SE and 19th Avenue SE will be subject to potential runoff from
the disturbed areas and will be protected with filter inserts.
Element#8:Stabilize Channels and Outlets
Outlet protection for the outlet to the pond will be used per BMP C209.
Element#9: Control of Pollutants
All pollutants, including waste materials and demolition debris, that occur onsite shall be
handled and disposed of in a manner that does not cause contamination of stormwater. Good
housekeeping and preventative measures will be taken to ensure that the site will be kept
P:\Work\Projects\2018\18-141 Emory's\CE\DOCS\Final SSP 18-141.doc
