The project includes infill wall framing at multiple locations, including but not limited to, the <br /> north and south garage walls and infill of the original guest bedroom window at the southeast <br /> corner of the building. The structural drawings should include typical details for the <br /> construction of the walls. See IBC Sections 107.2.1 and 1603.1. The details should include, but <br /> are not limited to, the following information: <br /> a. Framing size and spacing, including infill above and below window and door openings. <br /> b. Top and bottom sill plate connections to the supporting framing, including the foundations. <br /> c. Anchor bolt requirements to foundations. <br /> d. Header spans and sizes, including connections to the vertical supports. <br /> e. Jamb and king studs to support the headers. <br /> f. Nailing requirements. <br /> g. Exterior wall sheathing, including nailing requirements. <br /> h. Specification of preservative-treated or naturally-durable wood where required. See IBC <br /> Sections 2304.12.1.2 and 2304.12.1.5. all of this information is included in the general notes <br /> and specifications. Additionally in the original drawings. <br /> 8. The existing window for the Second Floor guest bedroom has been removed and infilled. A new <br /> window has been constructed directly adjacent to the infill area. The infill should be full-height <br /> between the floor and roof framing to transfer gravity and out-of-plane loading. See IBC <br /> Section 1604.4. looks like section 1604.4 refers to structural analysis. Infilling a window does <br /> not decrease wall strength in gravity loading. (original king and jack studs are in place along <br /> with original header...further infilling will only increase strength.) (If infill does need to be full <br /> height, then it shall be corrected) <br /> 9. Detail F/S1 includes two alternative details for the connection of exterior deck to the main <br /> building. The structural drawings should clearly indicate the intended construction. The <br /> unused details should be removed. See IBC Sections 107.2.1 and 1603.1. the details already <br /> conform to the referenced sections. Construction documents are allowed to have multiple <br /> details and options for construction. Code does not require that unused details be removed. <br /> Contractor has the flexibility to use either option at their discretion. Both options are structurally <br /> adequate, and both comply with code requirements. <br /> 10. Sheet S1 includes notes for manufactured trusses, which do not appear to be included in the <br /> project. The location of trusses should be clarified. Alternatively, the notes shall be removed. <br /> See IBC Section 107.2.1. truss note is removed for clarity. It was intended to show that the <br /> original trusses that were designed previously and no engineering was done on original <br /> unmodified trusses <br /> 11. Detail G/S1 shows a typical girder truss connection to supporting wall framing. The project <br /> does not appear to include girder trusses. The application of the detail should be specified, or <br /> the detail should be removed. Note that the detail appears to be referenced for the connection <br /> of the 5 1/2"GLB to the exterior wall corner; the detail should accurately show the intended <br /> conditions. See IBC Sections 107.2.1 and 1603.1. detail has been modified to show GLB instead <br /> of truss.
