Mr. Michael Snitko
Washington Flippers, LLC
Plan Check Number: CW1910-001, First Structural Review
December 13, 2019
3. The structural drawings do not include material requirements for the structural systems. It is
noted that information is provided in the structural calculations, which is not sufficient. The
design criteria should be provided in the construction drawings. Material properties, connection
requirements, fabrication and coating requirements, and other information required to perform
the structural work should be specified in accordance with the following design standards:
a. Concrete: IBC Sections 1901.5.
b. Steel: IBC Section 2205.1, AISC 360-10 Section A4, and AISC 303-10 Section 3.1.
c. Wood: IBC Section 2306.1 and NDS-15 and AWC SDPWS-15.
Initial review solely asked for gravity calculations, not a complete set of engineering documents.
General and structural notes have now been added to the stamped set.
4. The project includes proprietary hardware (e.g., framing connections, post-installed anchors,
etc.). The construction drawings should specify the make and model for each type of
proprietary component in the project. Fastening requirements (e.g., nail sizes and count, etc.)
shall be specified for each component where applicable. See IBC Sections 107.2.1 and 1604.1.
Hardware names are included.
5. The proposed framing plans for the building are not clear and are incomplete. See IBC Sections
107.2.1 and 1603.1. The following comments should be addressed:
a. The structural framing has been overlaid on the architectural floor plans. The architectural
information should be removed to clearly show the structural work. Architectural details
have been removed
b. The drawings include the framing for both the deck(i.e., Second Floor) and the roof on the
same plan. Separate framing plans should be provided for each level of the structure. Roof
framing and deck framing have been seperated
6. The drawing plans should show all framing in the load path where new framing has been
installed. The plans should clearly delineate new and existing framing using standard drafting
conventions. the structural drawings are meant to only show structural details that reflect the
recent changes and are meant to be viewed in parallel with the original drawings that were
submitted and onflie with the building department. Original/ old building drawings show
foundation plan and framing plan that is meant to be used in conjunction with the new
drawings. Furthermore, new drawings delineate new and old construction with standard
drafting conventions like hatching and notes
a. The project includes infill of the north and south walls at the First Floor. The structural
drawings should include a First Floor plan showing the work at this level. The infill walls are
non-structural, but have been framed per IRC standard framing methods and standard
detail is shown on architectural drawings. See original plans to view 1st floor framing plan. It
has not changed.
b. The Second Floor includes the addition of multiple new headers that are not specified in the
drawings. Missing headers include, but are not limited to, the bathroom windows in the
southeast corner of the building and the master bedroom windows in the east exterior wall.
All headers that weren't labeled were 4x10 D.F #2 as noted in the comments but additional
call outs have been added for clarity
O3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
( ae2of
