Mr. Michael Snitko
Washington Flippers, LLC
Plan Check Number: CW1910-001, First Structural Review
December 13, 2019
beam doesn't have a cantilever. The middle section through the dining area has had no
changes to the structural truss system. Vaulted ceilings were only added in the kitchen and
living room. Not the dining room. Thus the Beams are simply supported on the bearing walls
and don't cantilever. Calculations are accurate, but drawings have been updated to show the
ridgeline and the thicker line represents the beam.
16.The roof framing on Sheet S1 for the west end of the building appears to be primarily
supported at the interior by wood posts. The size of the posts, and whether the posts are new
or existing, is not specified. Based on a review of the existing and proposed framing plans, the
posts will be subject to increased loading for the proposed design, in part due to high tributary
loads caused by the cantilever condition in the 5 1/2"GLBs. Calculations substantiating the
design of the posts should be submitted for review. The load path supporting the posts and
transferring loads to the foundation shall also be substantiated. See IBC Sections 1604.1 and
1604.4. Calculations attached. Clarifying notes added to show posts are 6x6 D.F #2 posts
17.The framing layout on Sheet S1 appears to specify 2x framing spanning in the north-south
direction for the entire width of the building east of the 5 1/2"GLBs. See IBC Sections 107.2.1
and 1603.1. The following comments should be address:
a. The framing is specified as both 2x8 and 2x10 joists. It is presumed that the framing is
discontinuous at the peak, though this is not shown in the plan. The size(s) and span(s) for
the framing should be clarified.
b. The framing appears intended to have intermediate support at interior beam and wall lines.
The plan and Section B-B do not specify connections between the joists and supporting
framing. Connections shall be specified. Dining room vaulted ceiling/ roof joists are 2x10,
kitchen joists are 2x8. New joists are sistered to original truss joists in the modified sections.
Trusses were not modified over the peak and across the dining room section. See original
construction drawings for framing details.
18.The framing layout on Sheet S1 appears to indicate new wood posts in the exterior walls at the
northwest and southwest building corners. See IBC Sections 1603.1, 1604.1, and 1604.4. The
following comments shall be addressed:
a. The sizes of the posts should be specified.
b. Calculations substantiating the design of the posts should be submitted for review. Exterior
corner wall supports can either be 6x6 posts or (3) 2x6 studs. No calculation should be
necessary since (3) 2x6 studs are structurally adequate due to being braced in both north
and south direction by the exterior wall. 6x6 post calculation is attached for reference and
used on interior walls where post is not braced in all directions.
19.The framing layout on Sheet S1 appears to specify a new 4x12 beam over doorway in the north
wall. The beam should be provided with vertical supports at each end. See IBC Sections
1603.1, 1604.1, and 1604.4. The following comments shall be addressed:
a. The required framing and connections should be specified.
b. Calculations substantiating the design of the posts should be submitted for review.
Calculations are attached but generally not necessary when following prescriptive IBC code.
O3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
-age 5of8
