Mr. Michael Snitko
Washington Flippers, LLC
Plan Check Number: CW1910-001, First Structural Review
December 13, 2019
Calculations show 2 jack studs and one king stud is sufficient and fastened per table
R603.7(2). Otherwise, Header framing to following standard framing schedule for king and
jack studs per IBC TABLE R603.7(1) and TABLE R603.7(2) HEADER TO KING STUD
CONNECTION REQUIREMENTS.
20.The east end of the Second Floor has been modified to incorporate the existing guest bedroom
into an expanded master bedroom and new master bathroom. The modifications have modified
and eliminated interior walls that appear to be part of the gravity load path based on the
original construction drawings for the house. See IBC Sections 107.2.1, 1603.1, 1604.1, and
1604.4. The following comments shall be addressed:
a. Revised framing plans should be submitted showing all framing in the load path from the
roof to the foundation. The plans should delineate between new and existing framing using
standard drafting conventions.
b. Sections and details should be provided to clearly show the intended construction. Details
for connections between framing, and for framing to supporting walls, should be included.
c. Structural calculations should be submitted substantiating the capacity of all existing and
new framing in the load path. The calculations shall also substantiate the design of all
connections in the load path. New 5.5x12 GLB was added. Connection details added.
Calculations attached. Drawings updated
21.The revisions to the Second Floor exterior wall at the southeast corner appear to require a new
post to support the tributary loading from the roof. The load path shall be evaluated and
modified as needed. Calculations substantiating the load path should be submitted for review.
See IBC Sections 1603.1, 1604.1, and 1604.4. Exterior corner wall supports can either be 6x6
posts or (3) 2x6 studs. No calculation should be necessary since (3) 2x6 studs are structurally
adequate due to being braced in both north and south direction by the exterior wall. 6x6 post
calculation is attached for reference and used on interior walls where post is not braced in all
directions.
Lateral System:
22.The framing layout on Sheet S1 appears to indicate that the roof construction at the west end
of the building has been completely revised, including the roof diaphragm (i.e., sheathing).
Details for the construction of the roof diaphragm, including the connections to the shear walls
below, should be included in the structural drawings. See IBC Sections 1603.1 and 1604.4.
Existing roof diaphragm was not modified. Modified vaulted ceiling did not affect roof
diaphragm nor the connection to the shear walls
23. Continuing with the previous comment, calculations for the design of the roof diaphragm shall
be submitted for review.
