• • <br /> Mr. Lane Law <br /> Lane Law Firm, PLLC <br /> Plan Check Number: CW1910-001, Building Permit Review <br /> January 22, 2020 <br /> The structural design for the proposed project has been reviewed for compliance with the <br /> provisions of the 2015 International Building Code (IBC). Structural systems for single-family <br /> dwellings may be performed per the provisions of the 2015 International Residential Code (IRC) <br /> when the proposed construction complies the scope limitations and prescriptive requirements <br /> therein. See IRC Section R101.2 and R301.1. However, portions of the structural design do not <br /> appear to comply with the limitations of the IRC. Alternatively, structural systems not complying <br /> with the IRC may be designed per the provisions of the IBC. See IRC Sections R301.1.1 and <br /> R301.1.3. This is the basis for the structural review. <br /> The building official is required to review construction documents for compliance with the provisions <br /> of the building code per IRC Section R104.2 and IBC Section 104.2. IRC Section 106.1.1 and IBC <br /> Section 107.2.1 require construction documents to be of sufficient clarity to indicate the location, <br /> nature, and extent of the work proposed, and show in detail that it will conform to the provisions of <br /> the building code. IBC Sections 1603.1, 1604.1, and 1604.4 provide additional requirements to <br /> specify and substantiate the structural design. The structural design does not fully comply with <br /> these requirements. Reference the review comments in the attached letter dated January 7, 2020, <br /> for clarification of the remaining deficiencies. <br /> Work prepared by a licensed professional is not exempt from the code review process. IRC Section <br /> 106.1 and IBC Section 107.1 require construction documents to be prepared by a registered design <br /> professional where required by the statutes of the jurisdiction. Structural work performed per the <br /> provisions of the IBC is required to bear the seal and signature of a licensed Washington State <br /> design professional with expertise in structural engineering. This is required based on the scope of <br /> the project and does not supersede the review process.
