Ms. Courtney Crosby
Plan Check Number: B2004-017, Second Structural Review
August 5, 2020
Original Comment: The construction drawings do not include material requirements for the
structural systems. Material properties, connection requirements, fabrication and coating
requirements, and other information required to perform the structural work should be specified
in accordance with the following design standards:
a. Concrete: IBC Sections 1901.5.
b. Steel: IBC Section 2205.1, AISC 360-10 Section A4, and AISC 303-10 Section 3.1.
c. Wood: IBC Section 2306.1 or 2307.1, and NDS-15 and AWC SDPWS-15.
5. This comment generally appears to be addressed. However, it has been retained as it is
anticipated that additional proprietary hardware may be required in the project.
Original Comment: The project appears to include proprietary hardware (e.g., framing
connections, post-installed anchors, etc.). The construction drawings should specify the make
and model for each type of proprietary component in the project. Fastening requirements (e.g.,
nail sizes and count, etc.) shall be specified for each component where applicable. See IBC
Sections 107.2.1 and 1604.1.
6. This comment has not been addressed. The revised documents provide revised plans and
details. However, the submitted drawings are not construction-level documents. The following
provides a list of observed issues. This is not intended to be a comprehensive list of
deficiencies. The drawings should be thoroughly reviewed and revised to address the original
comment. This list does not require an itemized response.
a. Uncoordinated documents produced by two separate designers. The applicant is required to
assemble these documents into a clear set of drawings. The drawings should be provided
on a single sheet size. This is not a requirement of the permit, and we are not going to
redraw these plans. These construction plans are to scale, and outline everything required
for our permit.
b. The "Plan View" on Drawing A appears to be the existing framing, but does not state this.
The letter I sent you, dated June 5th, 2020, in the opening section, specifically provided you
with a glossary of which drawing was which and they were also titled on each page.
Excerpt from that letter on the construction documents, which are clearly labeled:
i. Exhibits as follows:
1. Drawing A— Existing Carport Detail
2. Drawing B—Guard Post and Blocking Location Plan View and Steel Channels
3. Drawing C—Guard Post Detail
4. Drawing D—Post Detail and Eastside Guard Post Detail
5. Drawing E—Guard Detail
c. The structure appears to have built-up framing. The construction of the framing, including
connections, should be specified. See Drawing A, this was already specified in the previous
drawing.
d. The double 2x12 beam along the east side of the structure does not appear in photography
of the structure. It appears you did not see the arrows on our drawing. There is no 2x12
on the East Side. They are only on the North and South Side running East-West, so we
drew clearer arrows.
` 3200 Cedar Street "\ 425.257.8810 , everetteps@everettwa.gov
,C . g /p
\-L j Everett, WA 98201 '` -) 425.257.8857 fax everettwa. ov ermits
Page30 f
