On sheet S-101,the toilet room and on S-102 the Master's T& B(assumed to be a second bathroom) <br /> do not have a fixture layout or appears to be missing. Please provide a fixture layout that satisfies <br /> the clearance requirements of IRC R307. <br /> 5. On sheet S-101 and S-102,the habitable spaces do not appear to meet the required fenestration and <br /> ventilation requirements per state amended IRC R303 and its subsections. Items such as, but not <br /> limited to,fenestration and whole house ventilation appears to be missing. Please revise drawings <br /> as required. IRC R303. <br /> 6. On sheet S-102, bedrooms do not appear to contain emergency egress and rescue openings in <br /> accordance with IRC R310 and its subsections. Please revise plans and details as required to provide <br /> such openings. <br /> 7. Sheets S-101 and S-105 show an office and bedroom, respectively in the same location. The room <br /> labels for the habitable spaces are inconsistent and appear to be a drafting error. Please clarify the <br /> room labels and revise as required. IRC R106.2. <br /> 8. On sheet S-103, it is unclear if this basement area is to become habitable space. Please clarify and <br /> provide a floor plan that indicates the proposed use of the space or if is to become unoccupied <br /> space please note the area as such on the plans as this is unclear on the construction documents. <br /> Please note that habitable basements are subject to meeting the requirements of IRC R305 for <br /> ceiling heights and IRC R310 for emergency egress. <br /> 9. On sheet S-101,doors that lead to the exterior are required to have exterior landings. This appears to <br /> be missing from the construction drawings. Please revise drawings indicate exterior landings as <br /> required per IRC R311.3. <br /> 10. The stairways on S-101 and S-102, do not appear to have handrails shown on the plans. Please <br /> indicate and locate handrails as required per IRC R311.7.8. <br /> 11. Please locate and update smoke alarms and carbon monoxide detectors per IRC R314.2.2 and <br /> R315.2.2, respectively as these alarms and detectors are missing from the plans. Please revise <br /> drawings as required. <br /> 12. Please address the local exhaust requirements for the kitchen, bathrooms, and laundry room as this <br /> appears to be missing from the plans. IRC M1507.4. <br /> 13. The scope of the project appears to include alterations and an addition to the existing structure. <br /> Please provide drawings and details demonstrating compliance with the current WSEC.
