S <br /> olio Development Design Strategies <br /> ANSWER TO COMMENT 1 : <br /> There is a new set of drawings now provided to address the Architectural issues mentioned in Comment 1. <br /> As the following Comments take up these issues in more detail,so the Architectural Answers there will be <br /> more specific. So here, in general and as an overview, let me indicate that the Architectural set addresses <br /> the Comments here as a supplement to the Structural, Electrical sets,etc.,and reflects a degree of <br /> coordination with those disciplines.The full set will reflect the full coordinated response to the Comments <br /> from your Department and from others. For the Architectural portion,See Sheets AO through A6. <br /> 2. The site plan provided for this project does not appear to meet the requirements for a site <br /> plan. For reference, please refer to the Residential Construction Submittal Checklist and the City <br /> of Everett(CoE)Std Dwg: 101(Sheet C1)containing the requirements to prepare a site plan and <br /> revise the site plan as required. IRC R106.2. <br /> ANSWER TO COMMENT 2: <br /> Please see drawing 1/A0 for the project's Site Plan. <br /> 3. The submitted floor plans are not scaled. Please provide an acceptable architectural scale <br /> (engineer's scale for site plans)to the construction drawings as is required in the submission <br /> requirements. Please refer to the document"Residential Construction Submittal Checklist"on the <br /> City of Everett Permit Services webpage for minimum requirements of scaled construction drawings <br /> and details for permit submittals. IRC R106.2. <br /> ANSWER TO COMMENT 3: <br /> The newly submitted Floor Plans have scales indicated. <br /> 4. On sheet S-101,the toilet room and on S-102 the Master's T& B(assumed to be a second <br /> bathroom)do not have a fixture layout or appears to be missing. Please provide a fixture layout <br /> that satisfies the clearance requirements of IRC R307. <br /> ANSWER TO COMMENT 4: <br /> All bathrooms on new plans have fixture layouts indicated. See drawings 1/A1 and 1/A2. <br /> 5. On sheet S-101 and S-102,the habitable spaces do not appear to meet the required fenestration <br /> and ventilation requirements per state amended IRC R303 and its subsections. Items such as, but not <br /> limited to,fenestration and whole house ventilation appears to be missing. Please revise drawings as <br /> required. IRC R303. <br /> ANSWER TO COMMENT 5: <br /> Please see notes on the drawings indicating responses to Comment 5. New windows have been <br /> added at the Master Bedroom and in Bedroom 2.The existing window in Bedroom 1 is adequate. <br /> See 1/A2, and Elevation drawings 1 and 3 on Sheet A4. 'Whole house'ventilation using a mini split <br /> heat pump is being provided in the new 2nd floor addition portion of the house.See drawings 3/A3 <br /> and 1/A1,as well as 2/A4 and 3/A4.The existing portion of the house will continue to rely on the <br /> existing HVAC system. <br /> 6.
