Everett Municipal Code 14.28 and December 2014 DOE SWMMWW <br /> 2.5.1 Minimum Requirement#1: Preparation of Stormwater Site Plans <br /> 3.1.1 Site Analysis: Volume 1,Section 3.1 <br /> Boundary Survey& Topography Map <br /> • A survey conducted by A.S.P.I.Land Surveying and Planning was used to determine the <br /> site's boundary and topography. <br /> Vegetation and Utility Infrastructure <br /> • The site has limited vegetation consisting of grass. The existing utilities consist of a side <br /> sewer stub that connects to the sewer main located in Dorn Ave. <br /> Soils Report <br /> • A Geotechnical Engineering Evaluation Report was prepared by Nelson Geotechnical <br /> Associates Inc, and is included in this report. The report indicates that a long term <br /> infiltration rate of 1 in/hr could be used as the design infiltration rate for proposed <br /> stormwater facilities. The geotechnical evaluation determined that the site's soils consist <br /> of gray fine to course sands at depths within 6", and gray fine to course sand with silt and <br /> gravel trace at depths greater than 6". <br /> Site Analysis and Summary of Existing Conditions <br /> • The site previously contained,a single family residential structure that has been <br /> demolished since 2016. The remaining impervious surfaces consist of concrete and gravel <br /> driving surfaces:The site does not appear to contain slopes and has elevations ranging <br /> between 543 and 542 with a mild downgradient slope in the southwesterly direction. The <br /> permeable ground surface appears to primarily consist of grass.No wetlands, or other <br /> critical areas exist on site or appear to be within the site's immediate drainage vicinity. <br /> 3.1.2 Preliminary Development Layout:Vol 1,Section 3.1.2 <br /> A development layout has been prepared that shows the proposed locations of residential <br /> structures, driving surfaces, and drainage facilities,and BMPs. LID techniques are used to the <br /> maximum extent feasible given the proposed layout. <br /> 3.1.3 Off-Site Upstream and Downstream Analysis: Vol 1, Section 3.1.3 <br /> Upstream Analysis: Areas upstream of the site appear to convey runoff into private drainage <br /> systems that discharge into the drainage systems located in 3rd Ave SE, and Dorn Ave. It is not <br /> anticipated that upstream areas will be negatively impacted by the development of this site as <br /> they are heavily developed with conveyance systems that appear to bypass this site. <br /> 10 <br />
