2.5.4 Minimum Requirement#4: Preservation of Natural Drainage Systems and Outfalls <br /> The site's topography indicates that natural drainage occurs as surface runoff flowing to the <br /> south east, and draining into the existing catch basin located along Dorn Ave. This project <br /> proposes to meet the Low Impact Development Performance Standard, and the flow control <br /> standard, and therefore is not anticipated to have a negative impact on the existing conditions of <br /> the natural drainage systems and outfalls. The development of this site is anticipated to result in <br /> runoff conditions that would closely match a predeveloped forested condition. <br /> 2.5.5 Minimum Requirement#5: On Site Stormwater Management <br /> This project is defined as a redevelopment on a parcel inside the UGA that triggers Minimum <br /> Requirements#1-9. This project is required to meet the Low Impact Development Performance <br /> Standard and Implement BMP T5.13: Post Construction Soil Quality and Depth, or select LID <br /> BMP's from List#2. This project proposes to meet the Low Impact Development Performance <br /> Standard. This project will route all surface runoff toward a proposed bioretention facility to the <br /> maximum extent feasible. Calculations of the LID performance standard are provided in this <br /> report. <br /> 2.5.6 Minimum Requirement#6: Runoff Treatment <br /> This project proposes less than 5,000 square feet of pollution generating hard surface, and does <br /> not trigger the requirement for runoff treatment. <br /> 2.5.7 Minimum Requirement#7: Flow Control <br /> This project proposes greater than 5,000 square feet of impervious surfaces and triggers the <br /> requirement for flow control per EMC 14.28.060.G.1. The bioretention facility has been sized to <br /> meet the flow control standard. <br /> 2.5.8 Minimum Requirement#8: Wetlands Protection <br /> This requirement does not apply to this project. The site will discharge runoff toward North <br /> Creek,however it does not appear that wetlands are within the immediate vicinity of the site. <br /> This project will meet both flow control, and water quality standards by routing runoff to a <br /> proposed bioretention facility. <br /> 2.5.9 Minimum Requirement#9: Operation and Maintenance <br /> An operations and maintenance section has been included in Appendix D of this report. <br /> 13 <br />
