I had the opportunity to speak with the building reviewer, Drew Martin, and get some more <br /> information regarding his comments and the illegal modifications previously done to the residence.Although the scope <br /> of work for your current permit is for a dormer replacement and front step,when a permit is submitted staff have the <br /> obligation to review the subject property for other potential violations and to correct them when necessary. In this <br /> particular instance, even though the work appears to have been done well before you purchased the property,there <br /> does appear to be two additions added along the south side of the house that were not indicated on prior permits.You <br /> can review the prior permit history for this address at www.everettwa.gov/digitalrecordscenter. <br /> The options to address these illegal additions are to either try to permit them (technically as new structures) or update <br /> your scope of work/plans to demolish them.As noted,your permit is still in my review queue so I have not had the <br /> opportunity to review your submitted plans directly.A prior site plan on file however indicated the smallest building <br /> setback to the southern property line as 4'.Since the minimum setback required in this area is 5', in order to do any <br /> additions with only a 4' setback to the south side property line,you would need to request a nonconforming building <br /> certification (see attached).Additional details about expanding nonconforming buildings are outlined in EMC 19.38. <br /> Note:A certification would not be triggered at this time if you choose to demolish. <br /> 5I11 <br />
