• • <br /> CITY OF EVERETT <br /> PLANNING DIRECTOR DECISION <br /> Review Process I#18-017 4:77. <br /> Landscape Modification <br /> Owner: EFI Properties, LLC <br /> 2015 Casino Road,#12 <br /> Everett, WA 98208 <br /> Project Location: 215 Dorn Avenue <br /> Zoning: R-3, Multiple Family Medium Density <br /> Requested Modification: An exception from EMC 19.35.060 which requires Type III landscaping to <br /> consist of trees with a minimum spread often feet and a minimum height <br /> of twenty feet to be planted at intervals no greater than thirty feet on <br /> center. The applicant requests that trees along the northwest interior <br /> property line not be held to these standards. <br /> Project Planner: Grace Pollard,Assistant Planner 425.257.8807 <br /> DECISION: The City of Everett Planning Department has determined the proposed landscape design <br /> achieves the intent and purpose of the landscaping required by code and grants APPROVAL with <br /> CONDITIONS of the landscape modification request by EFI Properties, LLC for 215 Dorn Avenue. <br /> The following are CONDITIONS of this approval: <br /> 1. Provide landscaping as shown per the landscape plan dated February 23, 2018 and noted and <br /> approved on October 10,2018.All landscape areas must be maintained with respect to creating <br /> a healthy growing condition and attractive appearance as well as being free of weeds and trash <br /> as specified in Everett Municipal Code 19.35.130.Any changes to the landscape plan must first <br /> receive approval by the Planning Director. <br /> 2. Proposed bioretention areas shall not conflict with required Type III landscape requirements. <br /> 3. At time of planting, deciduous trees must have a minimum 2 %" caliper, shrubs shall be a <br /> minimum 18" in height, evergreen trees and Emerald Green Arborvitae shall be a minimum six <br /> feet in height, and groundcover must be planted to attain 90 percent coverage within three <br /> years of planting. <br /> 4. Final Inspection by the Planning Department. A final inspection of the landscaping will be <br /> required by the Planning Department prior to final project approval.
