• • <br /> The Planning Director approved the landscape modifications based on the following: <br /> Subsection 35.070.A. of the City of Everett Zoning Code grants authority to the Planning Director, using <br /> Review Process I, to approve modifications to the landscaping requirements under seven separate <br /> scenarios. The present proposal is supported by the following scenario: <br /> Scenario#5:When the applicant proposes an alternative method of landscaping that would achieve <br /> the intent and purpose of the landscaping required in the zoning code and which the Planning <br /> Director determines to provide superior quality. Some examples include the use of native <br /> vegetation existing on site, preservation of groves of trees, preservation of wetlands and/or wildlife <br /> habitat, increasing perimeter landscape within strategic locations, providing unique focal points of <br /> interest,and planting trees or shrubs that exceed the size requirements and/or are planted at higher <br /> numbers and closer spacing. <br /> Findings:The subject property is a 75'x 170' multiple family zoned lot. Required improvements and <br /> development standards reduce the buildable footprint width to a maximum of 40'.The modification <br /> request allows smaller vegetation within the limited 5' wide northwest landscape/setback area <br /> allowing the proposed units to be constructed on the 5' side setback line with concrete landings for <br /> each unit into the setback area. Per the submitted plans the site will exceed the minimum number <br /> of trees required for the property by planting nine (9) Excelsa Cedar trees 8' on center along the <br /> rear property line. In addition, a six-foot tall wood fence will be built along the side lots lines except <br /> within the front setback. <br /> The Applicant may appeal the Planning Director's decision within fourteen days of the date of this letter. <br /> Appeal forms are available from the Planning Department and must be submitted along with the <br /> required filing fee.
