Site Plan Corrections. <br /> a. Parking.The minimum parking requirement for a duplex of this size is 2 <br /> stalls per unit. Public Works regulates parking stall dimensions, but the <br /> standard stall dimensions required are 8.5'x 18.5'.While tandem <br /> parking may be utilized per unit,the depth of the proposed concrete <br /> drive/parking area appears insufficient to accommodate the parking <br /> requirement via tandem stalls. Please revise accordingly. Note: There <br /> appears to be ample space to accommodate the parking requirement <br /> side-by-side accessed from the alley as opposed to tandem and may be <br /> the easiest solution for your project. You can contact Public Works <br /> regarding stall sizes by calling 425.257.8810, option 6. <br /> b. Porch. EMC 19.07.010.A.2 requires a distinct entry feature such as a <br /> porch or weather covered entry way with at least thirty-six square feet <br /> of weather cover and a minimum dimension of four feet. Covered <br /> porches open on three sides may encroach six feet into a required front <br /> setback.This requirement applies only to the primary entrance facing <br /> Madison. Please revise the site and construction plans accordingly to <br /> demonstrate how you meet this requirement. <br /> 2. Please note: School impact fees are required for this project at time of <br /> permit issuance.
