The allowable area calculation on Sheet A-1 appears to be incorrect. See IBC Sections 506.2.4 <br /> and 506.3. The following comments should be addressed: <br /> a. The frontage increase should only include sides with a minimum width of 20 feet. The <br /> calculation appears to include the alley which does not appear meet this minimum width. <br /> Only the main streets on the north and east sides should be considered. The building <br /> perimeter value"F"should be reduced. <br /> b. The calculated weighted average width is 72.3 feet. This value should not exceed 30 feet. <br /> c. Increase factor"If"should not exceed 1.0 and should be recalculated. <br /> d. The aggregate sum of the ratios of the floor should not exceed 3. <br /> Area calculations have been revised per our emails last week. <br /> 2. The Foundation Plan on Sheet S2.1 appears to show additional exterior wall openings and infills <br /> that are not shown in the architectural drawings. The drawings should be coordinated and <br /> additional construction information provided as needed. See IBC Section 107.2.1. <br /> Infilled walls are 8"CMU shear walls and are now shown on both architectural and <br /> structural drawings. <br /> Fire Protection: <br /> 3. The project includes new Elevator 1002. See IBC Sections 3002.1 and 713.4. The following <br /> comments should be addressed: <br /> a. The existing west wall at the 1st Floor on Sheet A-3 forms part of the shaft. The wall does <br /> not appear to be rated and should be modified. All elevator walls are now shown as <br /> shaftwall assembly complying with UL U415A(1 HR)—see enlarged plans A14. <br /> b. Details for the construction of the shaft through the floor levels and to the roof should be <br /> provided. The details should substantiate continuity of the shaft. See 1/A14 for the <br /> typical shaftwall "bypass"detail. <br /> c. The structural plans appear to indicate additional framing in the elevator shaft to support <br /> the elevator system. Details verifying the construction of the rated shaft should be <br /> included. See IBC Sections 107.2.1. Additional structural details for this area have <br /> been provided at 8/S4.0, 9&10/54.3,and 2 S4.4. <br /> Egress: <br /> 4. The construction drawings should include means-of-egress plans indicating the egress paths <br /> and distances for all revised spaces in the building. The occupant loads for each space should <br /> be determined per IBC Section 1004. Exit distances should comply with Section 1006.2.1 and <br /> 1017. See IBC Section 107.2.3.
