Exit signs and emergency egress lighting appear to be provided in the Reflected Ceiling plans <br /> on Sheets A-11 through A-13. Additional signs and lighting should be provided based on the <br /> egress plan. Signs and lightings are required for all paths out of the building from spaces <br /> requiring two or more exits per IBC Sections 108.3.1 and 1013.1. Exterior egress lighting <br /> should also be provided per IBC Section1008.3.2(5). See response to comment 4. <br /> 6. Continuing with the previous comment, exit signs and emergency lighting should specify back- <br /> up power with a minimum 90-minute duration. See IBC Sections 1008.3.4 and 1013.6.3. This <br /> is described in the notes on the Lighting and Ceiling Fixture Schedule on All. <br /> 7. Panic hardware should be provide for all doors in the egress paths of spaces requiring two or <br /> more exits. See IBC Section 1010.1.10. 1010.1.10 only requires panic hardware for <br /> spaces with an occupant load greater than 50 for Group A and Eoccupancies. So, <br /> unless we are missing something from another code section,the hardware as <br /> submitted complies with the IBC. Please clarify if your intention was to cite another <br /> area in the code. <br /> 8. The stair construction is shown on Sheets A-14 and A-15. The following comments should be <br /> addressed: <br /> a. The minimum clear width of each stair run should be specified per IBC Section 1011.2. <br /> These are shown on the enlarged plans and the stair details(1/A15) <br /> b. Landings with a minimum depth of 48 inches should be provided per IBC Section 1011.6. <br /> Multiple landings do not appear to comply. We believe this comment is incorrect. <br /> Landings are only required to be the width of the stairway served (typically 44"). <br /> c. The depth for the stairs should be specified. See IBC Section 1011.5.2.These are shown <br /> on the schedule for each stair run,along with the rise and tread count. <br /> d. Nosings should be detailed per IBC Section 1011.5.5. See stair note 3/A14. <br /> e. Handrails should be shown on both sides of each stair run per IBC Section 1011.11. See <br /> stair note 1/A14 and detail 1/A15. <br /> f. Handrail extensions should be provided at the top and bottom of each run per IBC Section <br /> 1014.6 See stair note 1/A14 and detail 1/A15. <br /> g. The typical stair section on Sheet A-15 specifies cable rails at 4-inch spacing. The rails are <br /> flexible and may be splayed to allow passage of a 4-inch sphere. The spacing should be <br /> reduced. See IBC Section 1015.4. The stair rail system has been revised to steel <br /> tube and pipe rails that address this concern. <br /> h. The south stairway includes a short run that is not dimensioned. The section should be <br /> revised. See IBC Section 107.2.1. This stair has been revised and the short run has <br /> been eliminated. <br /> 9. Continuing with the previous comment,the plans on Sheets A-3, A-5, and A-6 includes <br /> additional stair runs that are not detailed in the construction drawings. Sections and details for <br /> the stairs should be provided. See IBC Section 107.2.1. All new stair runs are detailed in <br /> plan and section at 1/4" = l'-0".
