The site consists of a rectangular-shaped parcel covering <br /> approximately 0.25 acres and is currently occupied by a single-family residence and detached garage <br /> structure. Topography within the site is mostly level to gently sloping and is vegetated with grass yard <br /> areas surrounding the structure. <br /> We understand the remodel plans will consist of removing the existing detached garage and <br /> constructing a new garage and living space addition to the western portion of the existing house. While <br /> onsite we observed that the old detached garage had been removed and footing excavations were at or <br /> below desired foundation elevation. The existing residence appeared to be partially supported on <br /> approximately 12- to 18-inch concrete piers as observed in the southwest corner of the building. <br /> Foundation cracking was also observed in several areas along the exposed western wall. Based on our <br /> recent soil explorations and discussions with you, we understand you wish to pursue deep foundation <br /> systems in the form of 2-inch diameter pin piles to support the addition foundations and potentially <br /> portions of the existing residence. <br />
