Geotechnical Engineering Evaluation—REVISED NGA File No.1148519
Staniford Residence Remodel June 23,2020
Everett,Washington Page 2
We were informed that you have previously performed significant foundation repairs within the
crawlspace area consisting of adding a new east-west trending grade beam foundation, as well as
several isolated footing pads throughout the crawl space area, and improving the overall drainage
picture around the residence. We were also informed the house was releveled along with the other
repairs and you have not observed signs of settlement since the repairs were made.
SCOPE
The purpose of this study is to explore and characterize the site surface and subsurface conditions, and
provide general recommendations regarding the observed settlement. Specifically, our scope of
services for this project included the following:
1. Review available soil and geologic maps of the area.
2. Confirm the site soil conditions within the site with trackhoe excavated test pits.
Trackhoe was provided by client.
3. Perform laboratory analysis on selected soil samples,as needed.
4. Provide recommendations for site preparation and grading, as needed.
5. Provide recommendations for supporting the addition foundations on deep foundation
systems.
6. Perform grain-size sieve analysis on soil samples,as necessary.
7. Provide recommendations for temporary and permanent slopes.
8. Provide recommendations for retaining walls,as necessary.
9. Provide recommendations for slab and pavement subgrade preparation, as needed.
10. Provide recommendations for site drainage and erosion control.
11. Document the results of our findings, conclusions, and recommendations in a written
geotechnical report.
SITE CONDITIONS
Surface Conditions
We initially visited the site on November 13, 2019 and November 21, 2019 to observe the existing site
conditions. The site consists of a rectangular-shaped parcel covering approximately 0.25 acres. The site
is currently occupied by a single-family residence within the central portion of the property. The
property is bordered to the north by existing residence buildings, to the east by Hoyt Avenue, to the
south by 44th Street SE,and to the west by an alleyway. The ground surface within the property consists
of grass yard areas in the eastern side of the property and exposed soils from recent grading activities
along the western portions of the site. We did not observe any surface water within the property during
our site visits. The existing site layout is shown on the Schematic Site Plan in Figure 2.
NELSON GEOTECHNICAL ASSOCIATES,INC.
